Which Building Survey is the right choice?

  • House suitable for a HomeBuyer Report

  • Property suitable for a Building Survey

HomeBuyer Report

Should we book a Full Structural Survey, Building Survey or HomeBuyer Report on a house in Allendale and which one would be cheaper?

The Full Structural Survey has been renamed a Building Survey, although it is effectively the same survey.

If the Allendale property is a flat, or is a period property, or has been structurally modified, or is built of unusual materials, RICS advise a cheaper HomeBuyer Report.

If you are planning to carry out alterations, RICS advise you choose a Building Survey. This survey is not as cheap but it does give you an in-depth analysis of the Allendale property's condition along with advice on defects as well as maintenance options .

Damage caused by high rainfall

How will we know what effect could wet weather have on our new building in Allendale? Can damaged downspouts decrease our property's value?

Both in Allendale, and throughout the county, rain is so common that buyers rarely think about it. Unfortunately the impact rainfall can have on property is not considered. If you have visited the residence in good weather, obvious defects may be harder to find.

Signs that drainage systems are under performing include spalling on walls around drainage, but you may wish to ask your surveyor for more detail. These issues are, generally speaking, straightforward to repair, if identified early. If untreated or poorly maintained, however, the damage can be very costly and time-consuming to remedy.

Gas flame

Will the Allendale surveyor advise on the condition or the safety of the gas heaters?

Your RICS surveyor will visually check out the accessible parts of the gas system. This means things like whether the meter is in an escape route at the building, in addition to gas connected installations like chimney breasts. If there are any gas fittings they won't actually be dislodged. The gas system will not be tested in any way. You should never attempt to fix gas fittings your self as it is potentially unsafe, if you have any concerns relating to gas installations, call a gas safe engineer.

Stone block wall damage

I am purchasing a property and the current owner has stated that it has been constructed with Kentish Rag stone. Are there any factors that need to be investigated?

Buyers of a stone-walled listed building should consider that 'sympathetic' maintenance may be required. This is enforced by the council, and the defects impacting a type of stone will vary according to its properties. Regular stone describes cut stone, generally forming brick-like courses. These may require less maintenance than more irregularly built walls, but this is heavily dependent on the type of stone used. Both regular or irregular stone can be mortared with lime-based mortar, though the advent of Portland cement made lime mortar. You can request advice on the specific steps to be taken when a problem is identified.

Common guidance may include cleaning loose fragments and dirt before repointing or applying any treatment or fixative, to slow decay. Stone walls can also be problematic for buyers interested in extending or altering their new home, as matching stone may be hard or costly to source.

Contact a local mine or quarry, e.g. Broadoak Quarry, Ebchester, Consett, Co Durham, DH8 9JA for details.
