Do you need a Building Survey? Which one should you opt for?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Botley

The Homebuyer Report should be chosen when purchasing a home built from conventional materials i.e. brick & tile, in reasonable repair and not over 100 years in age.

  • Property suitable for a Building Survey

    Building Survey in Botley

A Building Survey (previously called a Full Structural Survey in Botley) will also be conducted by a MRICS/FRICS surveyor and is more comprehensive. Choose this for unconventional such as wood frame homes.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Botley

This is an impartial valuation . It is usually chosen by cash buyers or someone needing a formal valuation e.g. for probate.

HomeBuyer Report

Should I get a HomeBuyer Report, Building Survey or Full Structural Survey on a home in Botley and which would be the cheapest?

The Full Structural Survey has been renamed by RICS as a Building Survey, however it is effectively the same survey.

If the Botley property is a flat, or is over 100 years old, or has been extended or modified, or is of non standard construction, you should go for the cheaper HomeBuyer Report.

If you are thinking about whether to make substantial modifications, RICS recommend you select a Building Survey instead. The Building Survey is not as cheap, however it does give exhaustive analysis of the Botley property's general condition in addition to more detailed advice on defects and maintenance options .

Shocking Electrics

When we went to see the period property we are planning to lease it looked like there could be corrosion of the wiring. Does a Botley Homebuyer Report go into detail on the electrics?

When conducting a Botley Homebuyer Report a qualified surveyor should make a note on the state of the electrics if it is apparent that the electrics are in a poor state. Your surveyor will also give detail on things like inspecting the state of repair of fitted electrical appliances, for example storage heaters or verifying the condition of any visible wiring a representative sample of the range of light fittings and switch gear. Inspecting any evidence of a test on the condition of the electrical connections conducted by a suitably qualified electrician should usually be part of the survey.

The IEE recommend a Periodic Inspection Report is carried out every ten years (5 if letting).

Asbestos roof tiles

The neighbour stated there may be a risk of brown asbestos boiler cupboard being found in property. What are the issues with asbestos, are there any health risks and does the HomeBuyer report cover this?

Asbestos is a dangerous fibrous substance. The 3 main types are Blue, Brown and White and they were commonly used in building materials for example cement.

Asbestos was commonly used as it has very good sound absorption properties, it may be found in ceilings for example. Technically all forms are carcinogenic and might lead to lung cancer if inhaled over sustained periods. If found, care should be taken not to disturb asbestos and professional advice must be taken urgently.

Surveyors will not tell you whether there is asbestos on a survey. Your surveyor will mention possible asbestos and will suggest further investigation.

Damage caused by high rainfall

Do we need to check drainage? Where there is work that needs to be done, what should we do?

As a frequent surveyor of property in the area, I find it strange that rain and the effect it can have on Botley property are not considered by property buyers. Signs that downspouts are damaged include a waterlogged garden. Blocked rainwater goods can result in fungi or mould which can be a health risk.

These issues are, generally speaking, straightforward to fix, and is also relatively inexpensive. Where this is not cleared out regularly, the damage becomes increasing costly to remedy.
