Need a Home Buyers Survey? Which one is the right choice?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Box

The RICS Homebuyer Report should be selected when you are buying a home made of conventional building materials i.e. tile & brick, in reasonable order and built in the last 100 years.

  • Property suitable for a Building Survey

    Building Survey in Box

A Building Survey (which used to be called a Full Structural Survey in Box) will also be carried out by a MRICS or FRICS chartered surveyor but is more detailed. Opt for this when buying a non standard property such as wood frame or older houses.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Box

This is an independent valuation . This report is typically chosen by mortgage free purchasers or someone needing a formal valuation e.g. for probate.

HomeBuyer Report

Should I get a HomeBuyer Report, Full Structural Survey or Building Survey for a property in Box and of the 3, which one is cheaper?

The Full Structural Survey is now called a Building Survey, however it is effectively the same survey.

If the Box property is a flat or maisonette, or is over 100 years old, or has been structurally modified, or is built of unusual materials (e.g. thatch roof), then RICS recommend the cheaper HomeBuyer Report.

If you are thinking about whether to do any substantial modifications, RICS advise you commission a Building Survey. This option is less cheap, but it will provide you with a thorough analysis of the Box property's state of repair and it includes advice on defects , repairs as well as maintenance options .

Substandard guttering

On a HomeBuyer Report carried out in Box, can you give some examples of Condition rating 2 defects impacting rainwater pipes and gutters?

Defects which need some attention are rated 'amber' or condition rating 2. This may not be urgent, however. The home buyer report is intended to be easy to read and understand, and avoid potentially unfamiliar technical language. The report uses colour coded condition ratings to give property purchasers a clear understanding of how concerning each aspect of the report is.

External areas covered by E3 are inspected visually, where access is possible. This section does not include any defects in a combined system. Downspouts discharging onto the roof is an example.

Subsidence resulting from soft clay soil

Is clay soil an issue in Box? Does a House Survey discuss soil composition the report?

Soil composition can have a great impact on a house. Given the moisture content does have such a great affect of clay-rich soil, owners should be aware that defects can arise if environmental conditions change. Signs like a difficult-to-open garage window or warping of floorboards can be early indications of very serious structural issues. When performing your Home Buyers Survey in Box, your surveyor will consider the impact the soil composition has had, and may have, on the house. In some more extreme cases, the building foundations may need extra support, but this can be costly.
