Need a Home Buyers Survey? Which one should you choose?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Braintree

The RICS Homebuyer Report is the right choice if planning to buy a home constructed from standard materials i.e. tile and brick, not dilapidated and build after 1900.

  • Property suitable for a Building Survey

    Building Survey in Braintree

A RICS Building Survey (which used to be called a Full Structural Survey in Braintree) will also be carried out by a MRICS/FRICS surveyor and is more thorough. Opt for this for unconventional e.g. stone wall properties.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Braintree

This is an independent valuation of the property. It is usually chosen by mortgage free buyers or anyone needing a formal valuation e.g. matrimonial dispute.

HomeBuyer Report

Should I opt for a Full Structural Survey, Building Survey or HomeBuyer Report on a house in Braintree and which one would be cheaper?

The Full Structural Survey has been renamed by RICS as a Building Survey but is essentially the same survey.

If the Braintree property is a flat or maisonette, or is a period property, or has been substantially modified, or is of non standard construction (i.e. not made of bricks), you should choose a cheaper HomeBuyer Report.

If you intend to make substantial modifications, RICS recommend you select a Building Survey. The Building Survey is not as cheap as a HomeBuyer Report however it will provide you with a thorough analysis of the Braintree property's general condition along with information on defects as well as maintenance options .

For more detailed advice you can get an instant Braintree Homebuyers Survey Quote or call 0800 038 6667 to speak to one of our advisers.

Other external areas of the property

In the HomeBuyer Report, what will 'E9 - Other' include?

The RICS HomeBuyer Report is designed to be user-friendly, and avoid potentially unfamiliar technical language. Three colour coded ratings give an understanding of the severity of any defects or points of interest included in the report. Some areas may be marked as 'Not inspected'. If a home does not have a porch or conservatory, for example, these aspects of the report will be omitted.

An example of this is unsuitable carpet used on exposed or external areas. This category is used for external elements that require reporting that do not fit elsewhere in Section E. Your surveyor can provide more details if required.

Roof defects identified during a survey

We are buying a loft-conversion in Braintree, and we are sensitive to the cost of roof repairs. Will access to the roofing be hard to organise?

This often causes anxiety for buyers who have had to put up with weeks of scaffolding around their home while work is underway. Houses across Braintree can be blighted by damage to the roof, including. From ceiling joists to trusses, all aspects of the roof should be reported on. Your property surveyors may then recommend that some faults need urgent attention.

The expense of asbestos cement removal, or other major roof work, means that some owners put it off for as long as possible. This is a false economy, as such issues can lead to more severe general structural problems. It may be advisable to source an estimate for any work prior to exchange. Call Lewis of 1 River Mead, Braintree, CM7 9AX on 01376 323649 to request a quote.

External brick wall issue identified during property survey

If we are purchasing in Braintree, what directions can the surveyor offer for properties built with brick?

Braintree residences with brick walls can show signs of a number of issues, including moisture damage and crumbling mortar. For instance, thermal movement, caused by more extreme temperature variation, and resulting in vertical cracks and should be taken very seriously. Contact S R J Brickwork for a repairs estimate at 01494 483052 or Raven Rd, Stokenchurch, High Wycombe, HP14 3QW.

Examples of decorative or unusual usage of brick include ornate Della Robbia bond paving. The advice of a brickwork specialist should be sought before attempting repairs.
