Which Home Buyers Survey should you choose?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Brentwood

The Homebuyer Report should be selected if purchasing a property made of conventional building materials such as tile & brick, in reasonable order and not over 100 years in age.

  • Property suitable for a Building Survey

    Building Survey in Brentwood

A RICS Building Survey (which used to be called a Full Structural Survey in Brentwood) is also carried out by a MRICS or FRICS qualified surveyor but is more exhaustive. Select this for non standard e.g. granite wall buildings.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Brentwood

This is an independent valuation . This is often chosen by cash purchasers or anyone needing a formal valuation e.g. for probate.

HomeBuyer Report

Should we select a Full Structural Survey, Building Survey or HomeBuyer Report on a property in Brentwood and which would be the cheapest?

The Full Structural Survey has been updated to a Building Survey, although it is essentially the same.

If the Brentwood property is a flat or maisonette, or is over 100 years old, or has been structurally altered, or is built of unusual materials (e.g. timber frame), RICS recommend the cheaper HomeBuyer Report.

If you intend to do any major works, you should you carry out a Building Survey instead. This more detailed survey is less cheap but it does give comprehensive details of the Brentwood property's state of repair as well as including an opinion on defects and maintenance options .

Damage resulting from flooding

Would our chartered surveyor look for signs of water damage?

Last year was the second wettest year on record (source: The Met Office), and owning a home in Brentwood in or near a high-risk area can mean higher insurance premiums. The Environment Agency maintain a flood alert service, with regular updated risk assessments. The HomeBuyer Report may also, where appropriate, make recommendations for repair work or improved flood protection.Less expensive preventative measures include door guards. Flooding issues will only be raised in Section J of a HomeBuyer Report if the house surveyor observes or has reason to suspect that the house is at risk.

Landfill site near home

What should we be aware of if buying a building proximate to a rubbish dump

Sites used for landfill come in many shapes and sizes e.g. industrial waste disposal. Understandably, no one wants to live near one (80% of people live under 2km away from one). Risks include leaking underground tanks from petrol stations for example. Health problems such as gut problems have been linked to landfill sites .

Surveyors will notice structural issues linked to the site. Your conveyancer will commission environmental searches of the Landmark databases and Brentwood Local Authority and inform you of any issues and let you know if the searches fail .

Timber damage by insect larvae

Will pests affect the purchase price of a property in Brentwood. Do we need a surveyor?

Scare stories about building pest problems are plentiful, it is tempting to treat signs of pests such as lice as minor annoyances. Regrettably, pest problems can be costly to fix and affect the health of residents. It is vital that buyers consider this oft-overlooked aspect when making an offer.

Signs may not be evident for weeks or months, for example, cockroaches are nocturnal, and challenging to eradicate. Species common to the UK, such as the German Cockroach, are small, and breed rapidly in moist conditions. This makes them both hard to spot, and to treat successfully. Remedies to insect infestation can include insecticides or removal of infected furniture.
