HomeBuyer Report

Should we have a Full Structural Survey, Building Survey or HomeBuyer Report on a home in Chatteris and which is cheaper?

The Full Structural Survey has been renamed a Building Survey and is basically the same the same comprehensive survey.

If the Chatteris property is a flat or maisonette, or is 100 or more years old, or has been substantially modified, or is of non standard construction (i.e. not made of bricks), you should choose a cheaper HomeBuyer Report.

If you intend to do any alterations on the Chatteris property, RICS recommend you choose a Building Survey. This option is not as cheap as a HomeBuyer Report but it does give an in-depth analysis of the Chatteris property's state of repair and it includes advice on defects as well as maintenance options .

Wall cracks caused by subsidence

I know that Chatteris subsidence has been worth checking. What subsidence-related defects will my house survey look into?

Subsidence refers to the movement of a building and its foundations. Subsidence and settlement are often confused. Settlement usually occurs in more modern buildings, and is rarely a cause for concern. The property's weight can cause the ground beneath the foundations to compact, but this should settle after a short while. In addition, some homes in Chatteris are constructed from a range of materials. These will contract at different rates.

Cracks that appear without warning may be a strong indication of subsidence. Organic material in the sub-soil can also create issues. Peat is normally stable when sat below the water table, but if the soil dries out, this organic matter will rot. This causes the volume of soil to reduce so that foundations can crush the subsoil.

The root cause of any subsidence must be found before repairs can commence. Repairing leaking drains, water mains or broken downpipes which are the cause of the subsidence, should be all that is needed to stabilise the home, with no underpinning required. Underpinning could be the only option in some cases, unfortunately. As an alternative to underpinning, piling, or mini-piling, uses concrete or steel poles that are driven down into more stable soil, to stop further movement. A surveyor will be able to tell you if there is subsidence in your home or not, and what is causing it.

Asbestos roof tiles

There may be a danger of white asbestos flooring materials at the house. What is asbestos?

Asbestos is a harmful fibrous material. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) may be in building materials e.g. asbestos blocks. Its use is widespread, for example - as it has a range of useful characteristic fire retarding properties, it may be found in asbestos packing in stud walls. Technically all forms are deadly and can lead to lung cancer following prolonged exposure.

If discovered, one must be careful not to remove it. Professional advice should be sought as soon as possible. You should not attempt to get rid of it yourself. Approved experts can be found at www.arca.org.uk.

Surveyors do not verify the presence of asbestos during a Chatteris building survey. They will report on potential asbestos during the survey and should offer advice.

Landfill site near home

What should I be concerned about when purchasing a flat proximate to a rubbish tip

Landfill Sites take many forms e.g. domestic refuse. Nobody ideally wants to live near one (4/5 people live under 2km away from one). Risks include structurally instability. Potential health issues such as congenital birth defects have been associated with landfill sites .

Chatteris surveyors will consider any structural issues resulting from the landfill. Your conveyancer will carry out environmental searches of the British Geological databases in addition to Fenland Local Authority and will advise you accordingly .
