HomeBuyer Report

Is it best to book a Full Structural Survey, Building Survey or HomeBuyer Report for a house in Cirencester and which one is the cheapest?

The Full Structural Survey has been updated to a Building Survey, however it is essentially the same comprehensive survey.

If the Cirencester property is a flat, or is an older property, or has been extended or modified, or is of non standard construction, then RICS recommend a cheaper HomeBuyer Report.

If you are thinking about whether to do any alterations on the property, RICS recommend you opt for a Building Survey. This survey is not as cheap as a HomeBuyer Report but it does offer a more detailed analysis of the Cirencester property's general condition as well as an opinion on defects as well as maintenance options .

RICS Homebuyer Report valuation

Do all Cirencester surveys include a valuation and cost of rebuild estimate and what does it include?

The Homebuyer Report contains a valuation and also a reinstatement (rebuilding) cost estimate. To ascertain an accurate estimate of the value of the building your chartered surveyor will refer to in depth understanding of the Cirencester market and other considerations about the property for instance: style of architecture The valuer will also consider construction type and use key assumptions, for example there being no major problems.

A Building Survey won't include a valuation as standard. A valuation can, however, be added for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out. The valuation also assumes that there are no significant legal issues like the tenure being as indicated (e.g freehold). These will be investigated by your conveyancer.

Additional local area assumptions like connection to sewers, are made in addition to local environmental concerns like the area being prone to flooding, which will also be factored in.

Chimney stacks

On the HomeBuyer Report what impact can a Condition Rating 1 have on 'E1 - Chimney stacks' ?

Elements of the property covered by this section are reviewed by eye from ground level where appropriate. An apartment may not need such an inspection. A chimney which is too short, and therefore unsafe is an example of this. The format of the RICS HomeBuyer Report is clear and easy to read, with a minimum of technical jargon. Red, amber and green ratings give buyers in Cirencester indicate how concerning each aspect of the report is. Elements of the Cirencester property which the surveyor has determined to be in a good state of repair are awarded a condition rating of 1, but regular upkeep may still be required. In some cases, an element covered under Section E may be marked as NI, or 'Not inspected'. Where the surveyor is unable to gain access to some areas, e.g. the roof of a block of flats, these aspects of the report will not be completed.

Asbestos roof tiles

There is suspected asbestos lagging in the building. Why would there be asbestos?

Asbestos is a noxious substance. Some types are found in the building materials e.g. eaves.

Asbestos was commonly used as it has very good heat resistance properties, it may be found in ironing boards. Technically all forms including white are ultimately dangerous and might lead to lung cancer following prolonged exposure. Its existence does not necessarily constitute a risk to health.

Should you find asbestos, you should be careful however, on no account to displace it and professional advice must be taken ASAP. You should never try to disturb it yourself. Surveyors cannot verify the presence of asbestos on a survey. Your surveyor will note the risk of asbestos during the Cirencester survey and should suggest experts are consulted.
