HomeBuyer Report

Should we have a HomeBuyer Report, Building Survey or Full Structural Survey on a house in Colindale and which one would be cheaper?

The Full Structural Survey is now called a Building Survey, although it is essentially the same level of survey.

If the Colindale property is a flat or maisonette, or is a period property, or has been structurally modified, or is built of unusual materials, then RICS recommend the cheaper HomeBuyer Report.

If you are planning to do any significant alterations, you should you select a Building Survey instead. This option is less cheap however it does give exhaustive analysis of the Colindale property's state of repair along with more detailed advice on defects as well as maintenance options .

Conservation area

Will there be any potential pitfalls I need to check on if purchasing a house in Colindale near a conservation area ?

There are nearly 10, 000 of conservation areas in England and Wales that are designated and monitored by the local authority. Your surveyor need to possess relevant knowledge of relevant local area issues and the connection may have with the property and its value. The price of property is usually significantly higher due to them being in good order.

RICS surveyors will tell you if the planned purchase is/might be is designated and Section I of the Homebuyer Report will advise additional enquiries are raised as part of the legal process. Unauthorised modifications that do not have Local Authority approval may also be reported in the Colindale survey, however these should be investigated by your legal representative.

Damage resulting from flooding

We're buying in Colindale. Is there a flood risk, and will the surveyor check for any flooding damage?

Flooding has become a serious concern, more so after it was reported that last year was the second wettest on record (source: The Independent), and buyers and owners are understandably concerned.

Your RICS surveyor may use several methods to determine if the residence in question is in danger. The property survey may also, where appropriate, outline a strategy for flood-related upkeep.Less expensive preventative measures include the installation of air brick covers. The house surveyor may ask the residents about historical floods, although the result of these enquires should be treated as a guide only.

The Environment Agency recently gave a status update of 'No warnings' for The Silk Stream and the Deans, Edgware, Dollis, Mutton and Wealdstone Brooks and their tributaries, near Colindale.

Wall cracks caused by subsidence

I know that Colindale subsidence has been a concern. What can be done to remedy subsidence if it is identified?

Subsidence is defined as movement of the foundations of a house, but some degree of movement will always occur. New properties, for example, will need to settle under the weight of the building. Heave is less common, and is caused by the death or removal of a large shrub or tree and the plant stops drawing moisture from the earth.

Collapsed drains, including mains drains, can cause subsidence by washing away or loosening subsoil. This is an example of groundwater subsidence. In severe temperatures, movement can worsen, leading to subsidence.

Identifying what has caused the subsidence is a necessary first step.Though tree roots are often the cause, removal of this plant life may make the problem worse, so professional advice should be sought. Existing trees must be well managed, and new trees should be planted at a safe distance from the exterior walls of the property. Place pine, birch and cherry trees, for example, at least 10m away. In some more serious situations, underpinning may be necessary. Underpinning the foundations will usually stop the foundations from further movement. It is, however, a time-consuming and costly process. A surveyor will be able to tell you if there is subsidence in your home or not, and what is causing it.
