HomeBuyer Report

Is it best to book a Full Structural Survey, Building Survey or HomeBuyer Report for a house in Crickhowell and which one is cheaper?

The Full Structural Survey has been updated to a Building Survey and is effectively the same.

If you are planning to do any alterations, RICS advise you select a Building Survey. The Building Survey is not as cheap as a HomeBuyer Report but it does give you an in-depth analysis of the Crickhowell property's state of repair along with advice on structural defects as well as maintenance options .

Asbestos roof tiles

The seller has mentioned there is a risk of powdery brown asbestos walls situated in the property. What is asbestos?

Asbestos is a deleterious fibrous structured mineral. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) were commonly found in the building materials including pipe lagging.

Asbestos was commonly used as it has good heat resistance properties, it may be found in pipe insulation. Technically all forms are deadly and can lead to lung cancer if inhaled over sustained periods.

If found, care should be taken on no account to displace it and expert advice should be sought as soon as possible.

Surveyors do not tell you whether there is asbestos on a survey. However they will note the risk of asbestos and will recommend relevant tests.

Conservation area

Will there be any concerns I should be wary of if intending to buy a property in Crickhowell in the vicinity of conservation area ?

There are over 9, 000 of designated conservation areas throughout England and Wales, responsibility for which lies with local councils.

A Building Surveyors must have local knowledge of local area issues and any relation may have with the home and its value. The price of property is generally higher as a result of the areas being in good order. However a growing number have been neglected and are in poor condition e.g. the huge increase in street clutter

Surveyors will note if the house looks to be within a conservation area and the Section I Issues for your legal advisers of the Homebuyer Report will suggest suitable questions are raised during the conveyancing process. Unconsented developments that do not have Local Authority approval will also be advised in your survey but these are really more a concern for the solicitor.

Shocking Electrics

When I was shown a sixties house I am planning to move into it appeared that there could be corrosion of the wiring - does a Crickhowell survey go into detail on the electrics?

When preparing a Crickhowell Home Buyers Survey your RICS surveyor will usually make a note on the electrical system if it appears that they are in a poor condition. A Surveyor will also report back on concerns such as checking the state of a representative sample of light fittings. Reporting on any documents from a test on the condition of the electrical connections handled by a suitably qualified electrician will be part of the survey. .

Examining the documents from the most recent Periodic Inspection Report conducted by a suitably qualified electrician on the property should usually form part of the survey.

The Institute of Electrical Engineers advise a periodic test be conducted at least every 10 years (5 if letting).
