HomeBuyer Report

Should I get a HomeBuyer Report, Full Structural Survey or Building Survey on a house in Crowland and which one would be the cheapest?

The Full Structural Survey has been updated to a Building Survey, although it is essentially the same level of survey.

If the Crowland property is a flat or maisonette, or is 100 or more years old, or has been extended or modified, or is of non standard construction, RICS recommend a cheaper HomeBuyer Report.

If you intend to do any major works, it would be better that you choose a Building Survey. This option is not as cheap, but it will offer a more detailed analysis of the Crowland property's condition as well as advice on structural defects and maintenance options .

Gas flame

Does the qualified surveyor inspect the condition of the gas appliances?

Your qualified surveyor will visually check any easily accessible parts of the system. This will mean gas related areas such as the meter location/position where relevant, as well as gas connected fixtures, for instance the possibility of asbestos. The fittings won't however be removed. The gas system won't be tested at all. Needless to say, gas is potentially hazardous, should there be any worries about gas, call a gas engineer.

Roof defects identified during a survey

I have put in an offer on a Crowland property with a loft conversion. Which issues relating to the property's roof will be looked into for the survey?

This is often asked by Crowland buyers who know that homes may be exposed to roofing problems, such as. Every element should be checked, e.g. concrete tiles. Flat roofs can also be a nuisance, caused by factors like amateur repairs.

Given the high cost of major roof repairs like a complete replacement, some homeowners may defer maintenance indefinitely. This makes both the cause and the consequences harder and even more expensive to treat when repairs do take place. A quote (or several) for any necessary work should be acquired as soon as possible.

Damaged Render

What sort of thing will a Crowland Surveyor be focused on, on a smooth stucco coated Victorian home in Crowland that we intend to purchase.

Stucco is in fact just a sort of flat finish render. Typically it is layered over underlying brick that dries to a very smooth surface. The finish is highly aesthetic and is found on Georgian houses for example. Stucco is often problematic and Crowland Home Buyers Suveys sometimes reveal issues such as lateral hairline cracking revealing the mortar joints underneath. Other issues may be when dampness gets in below sills that results in large areas of detachment. Resolving Stucco problems may be dear as the skills are getting more difficult to find.
