HomeBuyer Report

Should we choose a Full Structural Survey, Building Survey or HomeBuyer Report for a home in Dover and which one would be cheaper?

The Full Structural Survey has been renamed a Building Survey, however it is effectively the same comprehensive survey.

If the Dover property is a flat or maisonette, or is an older property, or has been structurally modified, or is of non standard construction, then RICS recommend the cheaper HomeBuyer Report.

If you are planning to carry out any works or an extension, RICS recommend you choose a Building Survey instead. This more detailed survey is less cheap, but it does give you a thorough analysis of the Dover property's general condition as well as advice on defects , repairs and maintenance options .

Roof defects identified during a survey

We are buying a loft-conversion in Dover, and we expect to budget something for roof maintenance. What advice would the surveyor give in their report?

Property in Dover with no other major issues could feature roofing woes, like torn or punctured damp-proofing. Any part of the roof or loft, such as collar ties, ought to be checked. Factors like literally being flat. An incline of at least '1 to 80' is recommended are particularly troublesome for flat roofed property.

The expense of re-covering asphalt, or other major roof work, means that some owners put it off for as long as possible. This is a false economy, as such issues can lead to more severe general structural problems. Once the surveyor has delivered their report, consider arranging a quote from a builder from the area for the job itself. Call Belsey D J of 10 Auckland Cr, Dover, CT16 2JR on 01304 240491 for details.

RICS Homebuyer Report valuation

As well as reporting on condition, will I get a valuation and an estimate of rebuild costs for insurance purposes and what does it include?

A Homebuyer Report on a Dover property will contain a valuation and a "reinstatement cost" as standard. To properly appraise the market value your surveyor will use knowledge of Dover and other considerations about the property e.g. state of repair The valuer will also consider construction type and will draw upon key assumptions such as no damaging building techniques have been used.

A Building Survey won't include a valuation as standard. A valuation can, however, be added for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out.

Further area assumptions, such as stairway access to a flat or services, are made in addition to local environmental concerns like pig farms, which are also considered as part of the valuation.

Shocking Electrics

When we saw the unmodernised property we want to move into, it looked like there is old wiring - does a the surveyor report on the electrical system?

When preparing a Dover Home Survey the RICS surveyor will typically report on the condition of the electrics if it is suspected that the electrics are in a less than satisfactory state of repair.

This should include a visual check (i.e. no removal of fittings) of the unconcealed parts of the wiring, fusebox etc. in addition to things like verifying the state of repair of the fixed appliances e.g. water heaters or checking the condition of a representative sample of the range of light fittings and switch gear. Ascertaining the whereabouts of any evidence of the most recent Periodic Inspection Report handled by an electrician should usually be part of the survey in Dover.

The IEE recommend that a check to confirm whether an electrical installation is in a satisfactory condition be conducted every ten years (or every 5 if letting out).
