Which building survey should I pick for my intended home purchase ?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Edge Hill

A Homebuyer Report is the best choice when planning to purchase a property made of standard building materials such as brick and tile, in reasonable order and built in the last 100 years.

  • Property suitable for a Building Survey

    Building Survey in Edge Hill

The Building Survey (previously called a Full Structural Survey in Edge Hill) is also conducted by a MRICS/FRICS accredited surveyor and is more comprehensive. Select this option for unconventional e.g. timber wall properties.

  • Surveyor carrying out a Property Valuation

This is an independent valuation . This is often chosen by cash buyers or someone needing a formal valuation e.g. for probate.

HomeBuyer Report

Should we book a HomeBuyer Report, Building Survey or Full Structural Survey for a property in Edge Hill and which is cheaper?

The Full Structural Survey has a new name called a Building Survey and is effectively the same comprehensive survey.

If the Edge Hill property is a flat or maisonette, or is an older property, or has been structurally altered, or is of non standard construction, RICS recommend the cheaper HomeBuyer Report.

If you are thinking about whether to do any substantial modifications, it would be better that you opt for a Building Survey. The Building Survey is less cheap however it will offer comprehensive details of the Edge Hill property's state of repair as well as including advice on structural defects and maintenance options .

For more details you can get a Edge Hill Home Survey Quote or call us 0800 038 6667 to speak to one of our advisers.

House Prices

I would like to acquire a house in Edge Hill, L39 for around £182, 077. What things does a surveyor take into account on a survey ?

There are a huge number of issues which could affect the price of property from state of repair of the property to the number of bedrooms in the property. You can try to set against house prices registered at the Land Registry for similar houses.

This means house prices recorded at the Land Registry in the 3rd quarter of 2012 was £194, 977, which is £12, 900 more than the price being asked. The combined house/flat average was £191, 270. 40, Scarth Hill Lane, Aughton, Ormskirk, West Lancashire, Lancashire, L39 4UH a detached property sold for £240, 000 .

The only way for home buyers to get an accurate house valuation is to get a Homebuyer Report which includes a Property Valuation Report (PVR) as an inclusive part. Your RICS surveyor will be officially part of the Valuer Registration Scheme (mandatory since 30 April 2011).

Shocking Electrics

When I was shown a sixties house I want to buy, it appeared that there is evidence of an overload of the fuses - does a the Edge Hill surveyor advise the electrics?

During a Home Buyers Survey in Edge Hill the home surveyor will comment on the electrical system if it is apparent that the electrics are in a dangerous condition. This should include a by sight inspection (without removing any fittings) of any uncovered parts of the wiring or fusebox and other issues like reporting on the state of fixed electrical appliances, e.g. heaters or if there are miniature circuit breakers (MCBs). A check for the documents from the most recent Periodic Inspection Report handled by a suitably qualified electrician will be part of the survey.

Wall cracks caused by subsidence

We are purchasing a home in Edge Hill and saw that there is a 6mm crack above the windows in the cellar, could this be evidence of subsidence? What are the risks, and what subsidence issues will the property survey investigate?

Subsidence is defined as movement of the foundations of a building, but some degree of movement will always occur. Recently built homes, for example, will need to settle under the weight of the building.

Non-structural cracks not caused by subsidence can be filled and repainted. In serious temperatures, movement can worsen, leading to subsidence.

Restoration work cannot begin until the original source of the movement is found. Any further movement, or risk of movement, must be halted. If the load-bearing parts of the property have been damaged, these may be repaired with steel rods, fixed into place with cement to restore the structural integrity of the building. Chartered surveyors should be able to identify a subsidence problem, while structural engineers may also be required.
