HomeBuyer Report

Should I get a Full Structural Survey, Building Survey or HomeBuyer Report for a house in Euston and which one is the cheapest?

The Full Structural Survey has been renamed a Building Survey, however it is basically the same the same comprehensive survey.

If the Euston property is a flat or maisonette, or is an older property, or has been structurally altered, or is built of unusual materials, you should go for the cheaper HomeBuyer Report.

If you are planning to do any alterations, RICS advise you choose a Building Survey. This option is less cheap, but it will give an in-depth analysis of the Euston property's condition along with information on defects and maintenance options .

If in doubt get a Euston House Survey Quote or call 0800 038 6667 to speak to our survey team.

Timber damage by insect larvae

We are concerned about pests. Do we need a property surveyor?

Be aware that your solicitor's forms may not ask about this issue. When purchasing a property, this matter should be borne in mind. It may not be obvious that a property is suffering a severe pest problem, as evidence can be overlooked. As an example, the smell of ammonia in or behind cupboards may indicate mice, even if no droppings are found. Remedies to bug or other pest issues can include removal of infected furniture. Rather than pulling out, it may be possible to agree a reduction in the purchase price to cover the cost of remedy.

Asbestos roof tiles

The neighbour commented that there may be a risk of asbestos Artex concealed in the property. What is asbestos, is it hazardous and will the survey look at this?

Asbestos is a potentially deadly fibrous material of several naturally occurring materials. Some types may be in building materials e.g. asbestos blocks. Its use is widespread, for example - as it has characteristic fire retarding properties, it may be found in asbestos packing in stud walls.

All forms are pernicious and can lead to lung cancer if inhaled over sustained periods. If found, care should be taken on no account to move the asbestos. Professional advice should be sought immediately.

Surveyors will not test for asbestos during a Euston building survey. Your Euston surveyor should report on possible asbestos and will suggest experts are consulted.

Damage caused by high rainfall

What effect should rain have on a building? Can damaged gutters decrease our property's value?

As a frequent surveyor of houses in the area, I find it strange that the effect which heavy rainfall has on buildings in Euston is rarely considered properly by buyers. If you have only visited the property in warm weather, issues may have been hidden, but you may wish to ask your surveyor for more detail. Luckily, this is generally easy to fix. However, the damage caused, where not maintained, will be expense to remedy and resulting damp and mould could become a health risk.
