HomeBuyer Report

Is it best to choose a Full Structural Survey, Building Survey or HomeBuyer Report on a property in Henleaze and which would be the cheapest?

The Full Structural Survey has a new name called a Building Survey, however it is effectively the same level of survey.

If the Henleaze property is a flat or maisonette, or is a period property, or has been extended, or is of non standard construction (i.e. not made of bricks), you should choose the cheaper HomeBuyer Report.

If you are planning to do any works or an extension, it would be better that you select a Building Survey. This survey is not as cheap as a HomeBuyer Report however it does give exhaustive analysis of the Henleaze property's state of repair as well as including information on defects and maintenance options .

Shocking Electrics

When we saw a sixties house we intend to move into we saw that there is an unsafe electrical system; does a surveyor go into detail on the general state of the electrical system?

When conducting a Henleaze Homebuyer Report your surveyor will remark on the electrics if it is clear that they are in a hazardous condition. A Chartered surveyor will also things like reporting on the condition of fixed appliances, for example water heaters or reporting on the state of a representative sample of light fittings. .

Examining the documents from a test on the condition of the electrical connections carried out by a suitably qualified electrician on the property will usually form part of the survey.

The IEE strongly advise that a Periodic Inspection Report be conducted at least every 10 years (5 if letting).

Wall cracks caused by subsidence

We found cracks down the gable wall, is this subsidence? What subsidence-related defects will my Home Buyers Survey investigate?

Subsidence is movement in a building's foundations. Fortunately, subsidence can be put right quite easily. A builder should return to a new building after six months to make good any settlement cracks.

Subsidence results from a range of factors. Collapsed drainage can cause subsidence by washing away or loosening subsoil. This may be referred to as groundwater subsidence. Inside the property, keep an eye out for new cracks in the plaster, and 'rippling' in wallpaper that isn't caused by damp.

The root cause of any subsidence must be found before repairs can commence. Any further movement, or risk of movement, must be halted. Chartered surveyors should be able to identify a subsidence problem, while structural engineers may also be required.

Stone block wall damage

Will a property with stone walls cause problems? Are there any major issues that we should be aware of, and will the surveyor offer any advice?

Stone walls often appear more robust than they are. Faults common to poorly maintained stone walls can include delamination. Stone quarried in the area is common to local properties, but some do also feature cut stone brought from outside the county. A survey will include a range of suggestions or requirements for maintenance, such as cleaning loose fragments and dirt before repointing or applying any treatment or fixative, to slow decay.
