HomeBuyer Report

Is it best to go for a Full Structural Survey, Building Survey or HomeBuyer Report on a home in High Peak and which one would be the cheapest?

The Full Structural Survey has changed its name to a Building Survey and is effectively the same.

If the High Peak property is a flat or maisonette, or is over 100 years old, or has been substantially modified, or is of non standard construction, you should choose the cheaper HomeBuyer Report.

If you intend to make any major works, RICS recommend you commission a Building Survey. This option is less cheap, but it will provide you with comprehensive details of the High Peak property's state of repair as well as including advice on structural defects as well as maintenance options .

For more detailed advice you can get a High Peak Home Survey Quote via our website or call 0800 038 6667 to speak to a member of our team.

Stone block wall damage

We are purchasing an 1810s conversion with stone walls. What issues should we be aware of?

The sturdy appearance of stone walls may hide serious concerns. The problems which can plague poorly maintained stone vary considerably. The two main forms of mortared stone wall construction found in High Peak are regular and irregular. Dry stone construction is used in garden walls and field boundaries, but is rarely employed for inhabited structures. Stone will also decay as a result of environmental conditions, for example, exposure to the elements (especially in areas of higher pollution) will cause many limestones to rapidly degrade. Stone walls require regular maintenance, such as clearing of ivy-like plant life and weeds. If you are planning to renovate, consider that a stone matching service is operated by the British Geological Survey. Locally mined or quarried stone may also be available.

RICS Homebuyer Report valuation

Do all High Peak surveys include a valuation and an estimate of rebuild costs for insurance purposes (including additional costs such as rebuilding a boundary wall)

The Homebuyer Report contains an independent valuation and will also include a "reinstatement cost" as part of the report. To estimate the property's value the valuer will refer to awareness of the High Peak property market and other factors about the property e.g. size Surveyors also evaluate construction methods and will make certain other assumptions e.g. the ground is not land filled.

A Building survey does not include a valuation as standard. A valuation can, however, be added for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out. RICS valuations assume that there aren't any impossible to rectify legal issues for example the tenure being as indicated (e.g commonhold). These will be investigated by your conveyancing solicitor.

Further High Peak conjectures, for example connection to sewers, are made in addition to any High Peak environmental problems like busy roads, which are also considered as part of the valuation.

Timber damage by insect larvae

A next-door neighbour warned us about insects affecting properties nearby - What should we do?

Any questions about pests affecting a High Peak building may not be asked by the lawyer.

Unfortunately, the threat posed by these to property is very real, and can be very expensive to resolve. An affected building may not always be easy to identify. As an example, house longhorn beetles can be identified by evidence of small tunnels through beams and floorboards, burrowed by the larvae. Remedies to a serious infestation can include removal or excision of affected timber.
