HomeBuyer Report

Should we go for a Full Structural Survey, Building Survey or HomeBuyer Report for a house in Howden and which would be cheaper?

The Full Structural Survey has been updated to a Building Survey, however it is basically the same the same level of survey.

If the Howden property is an apartment, or is a period property, or has been extended or modified, or is of non standard construction (i.e. not brick and tile), RICS recommend the cheaper HomeBuyer Report.

If you are thinking about whether to do any works or an extension, you should you commission a Building Survey. This option is less cheap however it does give you comprehensive details of the Howden property's general condition as well as advice on structural defects as well as maintenance options .

Shocking Electrics

When I visited the mid-century home I expect to lease, the agent said that there is an unsafe electrical system; does the surveyor advise electrical defects?

When carrying out a Homebuyer Report in Howden the RICS surveyor should usually make a note on the state of the electrics if it is apparent that the electrics are in a poor state of repair.

This should include a non invasive check of the unconcealed areas of the wiring as well as concerns such as verifying the category of the electrical fittings in shower rooms or reporting on the condition of a representative sample of light fittings and switch gear. A check for the documentation from the most recent Periodic Inspection Report conducted by a suitably qualified electrician will be part of the survey.

Wall cracks caused by subsidence

We are planning to buy a 1983-built home in Howden and saw evidence of that windows in the basement did not line up. What subsidence issues does the Chartered Surveyor report on?

Subsidence is the movement of the foundations of a building which compromises its structural integrity. Most buildings experience some minor cracking, particularly new-build properties or those with a recent extension Many homes in Howden are built with a variety of materials. These will contract at different rates.

Cracks to a drawing room are an obvious sign of subsidence, but they may entirely benign. Organic material in the sub-soil can also create issues. A high water table will ensure that organic materials in the soil, such as peat, do not decompose but if the water level falls and the soil dries out, this organic matter will decompose. This causes the volume of soil to reduce so that foundations can crush the subsoil.

Finding the cause of any subsidence is key. This need not be expensive.Removing or even pruning any tree(s) causing subsidence may be enough to halt any further movement. In some more serious situations, underpinning may be necessary. As an alternative to underpinning, piling, or mini-piling, uses concrete or steel poles that are driven down into more stable soil, to stop further movement. If the load-bearing parts of the property have been damaged, these may be repaired with steel rods, fixed into place with cement to restore the structural integrity of the building. If the surveyor cannot give you a conclusive diagnosis, they will recommend that you engage the services of a structural engineer.

Asbestos roof tiles

I suspect there may be a danger of asbestos insulation situated in the flat. What is asbestos and can it be remedied?

Asbestos is a carcinogenic fibrous substance. There are over 60 types, 6 of which were used in the UK and were commonly found in the building materials for example duct connectors.

Asbestos was commonly used as it has characteristic heat resistance properties, it may be found in pipe lagging insulation.

All forms (including white) are ultimately carcinogenic and might lead to lung cancer or asbestosis following prolonged exposure. Should you find asbestos, you should be careful on no account to move the asbestos and expert advice must be taken ASAP.

Howden Surveyors cannot confirm the existence asbestos during the survey. Your surveyor will note suspected asbestos risks and will suggest experts are consulted.
