HomeBuyer Report

Should we go for a Full Structural Survey, Building Survey or HomeBuyer Report on a house in Ledbury and which would be the cheapest?

The Full Structural Survey has been renamed a Building Survey and is effectively the same survey.

If the Ledbury property is a flat, or is 100 or more years old, or has been structurally modified, or is built of unusual materials, you should choose a cheaper HomeBuyer Report.

If you are thinking about whether to make an extension on the property, RICS recommend you choose a Building Survey. This more detailed survey is not as cheap as a HomeBuyer Report but it will provide you with a thorough analysis of the Ledbury property's state of repair in addition to information on defects and maintenance options .

Shocking Electrics

When we were shown the house we are intending to purchase we saw that there could be corrosion of the wiring - does a the Ledbury surveyor go into detail on the electrical system?

During a Ledbury Homebuyer Report the home surveyor will usually make a note on the overall electrical system if it is clear that they are in an unsatisfactory state. A Home surveyor should also provide detail on things like checking the state of repair of fitted appliances e.g. water heaters or checking the condition of any visible wiring a sample of light fittings and switch gear. .

Examining the evidence of a test on the condition of the electrical connections carried out by a suitably qualified electrician should usually be part of the survey.

The Institute of Electrical Engineers (IEE) suggest a Periodic Inspection should be carried out every 10 years (5 if letting out).

Damage caused by high rainfall

What effect may rainfall have on a Ledbury property? Can damaged gutters decrease our property's value?

Rainfall is a fact of life in the UK, however, the effect which high levels of rainfall has on houses in Ledbury is ignored. As an example, mildew in the attic strongly suggest that the gutters are a cause for concern. Poor drainage can lead to staining of wallpaper and damp.

Whether buying in Ledbury or elsewhere, difficult gutters does not necessarily mean that you need to pull out. Such matters are often simple to remedy. If untreated or poorly maintained, however, the damage will impact both the home's value, and the residents' enjoyment of the property.

RICS Homebuyer Report valuation

Do all Ledbury surveys include a valuation and cost of rebuild estimate (including the cost of professional fees e.g legal fees) and what does it include?

The Homebuyer Report contains a (registered valuer) surveyor valuation and a reinstatement (rebuilding) cost estimate as part of the report. To fully consider the value of the property your independent surveyor will take into account local property market knowledge as well as other factors about the property e.g. size Surveyors also evaluate materials used and use other assumptions like the property isn't on a land fill site. A Building survey does not include a valuation as standard. However we can add a valuation for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out. RICS valuations assume that there aren't any problematic legal issues e.g. there being no outstanding claims. These will be investigated by your legal representative.

Additional local Ledbury area conjectures, such as use of communal grounds or water and drainage connectivity, are made as well as any significant local environmental problems like local Ledbury industrial considerations, which will also be factored in.
