Subsidence is defined as movement of the foundations of a house, but some degree of movement will always occur. Recently built homes, for example, will need to settle under the home's own weight. Heave is less common, and is caused by the death or removal of a large shrub or tree and the plant stops drawing moisture from the earth.

This issue can occur in areas with soil with a high sand, gravel or chalk content, as this soil is more easily washed away by leaks. In some cases, the presence of buried organic material, which then decomposes, can also destabilise all or part of a foundation. The weight of the foundations will then compress the sub soil.

Restoration work cannot begin until the original source of the movement is found. Any further movement, or risk of movement, must be halted. If the load-bearing parts of the property have been damaged, these may be repaired with steel rods, fixed into place with cement to restore the structural integrity of the building. Buyers should also be aware that a property may need to be monitored for several months before clear evidence of movement is found.

RICS Homebuyer Report valuation

Will my survey give a property valuation and cost of rebuild estimate (including the cost of site clearance) and what does it include?

A Homebuyer Report will contain a property valuation and a "reinstatement cost" as a standard part of the survey. When calculating the market value your RICS valuer will factor in depth understanding of the Llanon market and other things about the property for instance: square metres.
