HomeBuyer Report

Should we go for a Full Structural Survey, Building Survey or HomeBuyer Report for a home in Lynton and which one would be cheaper?

The Full Structural Survey has changed its name to a Building Survey but is effectively the same level of survey.

If the Lynton property is a flat or maisonette, or is an older property, or has been extended, or is built of unusual materials, RICS recommend a cheaper HomeBuyer Report.

If you are thinking about whether to carry out any alterations, RICS advise you commission a Building Survey. This more detailed survey is not as cheap but it does give comprehensive details of the Lynton property's state of repair as well as including more detailed advice on defects and maintenance options .

Shocking Electrics

When I viewed the unmodernised property I am meaning to purchase I saw that there is an old fuse board - does a the surveyor write anything on the electrical system?

During a Lynton Homebuyer Report a surveyor should make a note on the electrics if it appears that they are in a dangerous state of repair. A Surveyor is trained to report back on concerns such as checking the category of the electrical fittings in bathrooms.

Confirming the existence of any documentation from the most recent Periodic Inspection Report conducted by an electrician should usually be part of the survey.

Timber damage by insect larvae

My partner spotted signs of insects in the kitchen - What can we do?

Be aware that your solicitor's forms may not ask about this issue. Pests quite literally come in all shapes and sizes, and can be more difficult to treat than many buyers realise. Signs may not be obvious, silverfish are common in damp kitchens and bathrooms, but only appear at night, and can therefore be difficult to spot. Treatment for bug or other pest issues may include insecticides. Your RICS surveyor may report on signs of infestation, but if you have specific concerns they can be taken into account.

Asbestos roof tiles

I suspect there may be a risk of asbestos sealant present in the flat. What are the issues with asbestos?

Asbestos is a harmful substance. The 3 main types are Blue, Brown and White are often building materials e.g. cement sheet. Its use is widespread, for example - as it has very good tensile strength qualities and it may be found in cement.

All forms including white are ultimately carcinogenic and can lead to lung cancer or scarring of the lung if inhaled over sustained periods. Should you find asbestos, you should be careful not to displace asbestos and professional advice should be sought urgently.

Surveyors do not verify the presence of asbestos on a survey. Your Lynton surveyor should report on suspected asbestos and should inform you of the options.
