Do you need a Building Survey? Which one should you choose?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Machen

The RICS Homebuyer Report should be selected if planning to buy a property built from standard building materials i.e. brick and tile, not dilapidated and not over 100 years in age.

  • Property suitable for a Building Survey

    Building Survey in Machen

A RICS Building Survey (once known as a Full Structural Survey in Machen) will also be carried out by a MRICS/FRICS qualified surveyor but is more thorough. Opt for this survey for unconventional e.g. thatched properties.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Machen

This is an impartial valuation . It is typically chosen by mortgage free purchasers or anyone needing a formal valuation e.g. for probate.

HomeBuyer Report

Is it best to select a Full Structural Survey, Building Survey or HomeBuyer Report for a house in Machen and which would be cheaper?

The Full Structural Survey has been updated to a Building Survey, however it is effectively the same comprehensive survey.

If the Machen property is a flat or maisonette, or was built before 1900, or has been extended, or is of non standard construction, RICS advise the cheaper HomeBuyer Report.

If you intend to do any major works, RICS recommend you opt for a Building Survey. This option is not as cheap as a HomeBuyer Report however it does provide you with exhaustive analysis of the Machen property's condition in addition to advice on defects as well as maintenance options .

Subsidence resulting from soft clay soil

We are buying in Machen, and the home's foundations have been built on clay soil. Does a HomeBuyer Report discuss soil composition the report?

Clay soil is related to a handful of potentially severe defects. Specific issues include soil swelling. Defects can be obvious to the naked eye, or may remain undiscovered (and therefore untreated) for years. Signs like a sticking door in the drawing room can be an early warning, suggesting severe underlying structural deficiencies.

Taking precautions, such as swift repair of any collapsed drains, can make long term maintenance easier, and keep repair costs manageable. Additional strengthening or support of the structure's foundations may be required, including underpinning or piling.

Shocking Electrics

When we were shown the unmodernised property we intend to acquire, it looked like there was no RCD on the fuse board ; will the surveyor go into detail on the electrical system?

When conducting a Machen Homebuyer Report the surveyor should make a note on the state of the electrics if it is clear that the electrics are in an unsatisfactory state of repair. He or she is trained to focus on issues like verifying the external or remote installations e.g. garden lighting. Looking at any evidence of a test on the condition of the electrical installations handled by an electrician will form part of the survey.

Confirming the existence of any documents from a test on the condition of the electrical wiring handled by an electrician should usually form part of the Homebuyer report in Machen .

The IEE suggest a periodic test is carried out every 10 years (5 if renting out).

Landfill site near home

What should I be wary of when purchasing a property next to a rubbish landfill

Landfill Sites are used for a variety of waste e.g. commercial waste. Understandably, no one ideally wants to live near one (80% of people live within 1.5m of one!). Concerns include methane gas generation. Health concerns for example gut problems have been linked to landfill sites .

Surveys in Machen will find structural issues linked to the landfill. Your conveyancer will commission environmental searches of the Landmark databases and Newport Local Authority and advise you .
