What Home Survey do I need for my home purchase ?

A Homebuyer Report should be chosen when buying a property made of conventional building materials i.e. tile and brick, not dilapidated and less than 100 years old.

HomeBuyer Report

Is it best to select a HomeBuyer Report, Building Survey or Full Structural Survey on a home in Mere and which is the cheapest?

The Full Structural Survey has been renamed a Building Survey but is effectively the same survey.

If the Mere property is an apartment, or is 100 or more years old, or has been extended, or is built of unusual materials (e.g. timber frame), RICS advise a cheaper HomeBuyer Report.

If you intend to carry out an extension, RICS recommend you book a Building Survey. This survey is less cheap, but it will provide you with exhaustive analysis of the Mere property's state of repair as well as including an opinion on defects and maintenance options .

Timber damage by insect larvae

We are buying in Mere, and think we saw signs of pests in the hall. Is a Property Survey advisable?

Mere properties are generally free of pest problems, but it is inadvisable to risk buying without more information if you have suspicions. It may not be obvious that a building is suffering a severe pest problem, as evidence can be overlooked, irritating cluster flies will hibernate in Autumn, but will return every year without treatment. Treatment for insect infestation may include use of poison. As awareness of less common problems grows, more surveys should identify these and advise on remedies.

Roof defects identified during a survey

Our seller warned us that access to the roofing could be problematic - What will our chartered surveyor be concerned about during the survey work?

Questions like this are often asked of house surveyors by purchasers who are aware that property could feature missing tiles, among a range of other roofing issues. From roof battens to fascias, the whole roof will be taken into account. Problems can often arise in the case of flat roofs, caused by a slope of less than 12 to 15 degrees.

Given the high cost of major roof repairs like repairing a bowing truss, some homeowners may defer maintenance indefinitely. This makes both the cause and the consequences harder and even more expensive to treat when repairs do take place. A quote (or several) for any necessary work should be acquired as soon as possible.

Asbestos roof tiles

A builder friend noted there may be asbestos ceilings at the apartment. Should we be concerned?

Asbestos is a dangerous fibrous structured mineral. There are over 60 types, 6 of which were used in the UK and may be in building materials for example home appliances. Its use is widespread, for example - as it has very good heat resistance qualities and it may be found in cooker insulation. Technically all forms (including white) are ultimately pernicious and might lead to lung cancer if inhaled over sustained periods. If discovered, one must be careful never to move asbestos and expert advice must be taken without delay.

Surveyors cannot tell you whether there is asbestos on a Mere survey. Your surveyor will report on potential asbestos during the survey and should offer advice.
