HomeBuyer Report

Should we select a HomeBuyer Report, Building Survey or Full Structural Survey on a house in Mobberley and which one would be the cheapest?

The Full Structural Survey has been renamed by RICS as a Building Survey, although it is essentially the same.

If the Mobberley property is a flat, or was built before 1900, or has been substantially modified, or is built of unusual materials, RICS recommend the cheaper HomeBuyer Report.

If you intend to carry out substantial modifications, RICS advise you commission a Building Survey. This survey is not as cheap as a HomeBuyer Report but it does give exhaustive analysis of the Mobberley property's general condition and it includes information on defects and maintenance options .

Stone block wall damage

We are purchasing an 1870s home in Mobberley with stone walls. Are there any issues that need to be investigated?

Britain's geology has encouraged the use of many varieties of stone, from Grey Catcastle Sandstone to Peakmoor Sandstone, and the defects impacting a type of stone will vary according to its properties. Irregular stone walls are found throughout the county, and can require more care and attention that regular, brick-like stone walls due greater impact the weather can have on exposed mortar. Ashlar courses are often used to finish more irregular stone walls, with a brick or rubble wall beneath. This can give rise to maintenance issues if either element of

the wall has been treated with a non-breathable material. Upkeep advice often given in a survey includes use of traditional methods to maintain older walls. Stone walls can also be problematic for buyers interested in extending or altering their new home, as matching stone may be hard or costly to source.

Damage caused by high rainfall

Should I investigate gutters? If there is necessary work, will they be troublesome to fix?

Rainfall is a fact of life in the UK, however, the impact rain can have on a property is not given the attention it deserves by purchasers.

Signs that drainage are worth a closer look include mildew in the attic. Blocked rainwater goods can result in fungi or mould which can be a health risk.

The good news is that problems with drains are generally easy to resolve. If not cared for, however, the damage will impact both the home's value, and the residents' enjoyment of the property.

Asbestos roof tiles

The seller's agent said there might be asbestos fireplace affecting the building. What is asbestos?

Asbestos is a dangerous fibrous material. The 3 main types are Blue, Brown and White may be in building materials including eaves.

Asbestos was commonly used as it has very good heat resistance properties, it may be found in ironing boards. Technically all forms are dangerous and can lead to lung cancer if inhaled over sustained periods. If found, care should be taken not to remove asbestos and expert advice must be taken immediately.

Mobberley Surveyors cannot test for asbestos as part of the survey. Surveyors will note possible asbestos and should advise accordingly.
