Which Home Buyers Survey is the right choice?

  • House suitable for a HomeBuyer Report

A Homebuyer Report should be selected when you are purchasing a property made of conventional materials i.e. tile & brick, not dilapidated and build after 1900.

  • Property suitable for a Building Survey

A RICS Building Survey (once known as a Full Structural Survey in Moss Nook) is also conducted by a RICS surveyor and is more exhaustive. Choose this for non standard e.g. stone buildings.

HomeBuyer Report

Should we select a Full Structural Survey, Building Survey or HomeBuyer Report for a home in Moss Nook and which would be the cheapest?

The Full Structural Survey is now called a Building Survey but is effectively the same level of survey.

If the Moss Nook property is a flat or maisonette, or is over 100 years old, or has been substantially modified, or is built of unusual materials, RICS advise a cheaper HomeBuyer Report.

If you intend to carry out any alterations, RICS recommend you choose a Building Survey. This more detailed survey is less cheap, but it does give you a more detailed analysis of the Moss Nook property's condition in addition to advice on defects and maintenance options .

Gas flame

Will the RICS surveyor examine the serviceability of the gas installations?

The will locate and visually check out the easily accessible parts of the gas system. This means things like the location of the meter for example, in addition to gas related fixtures such as balanced flues (where immediately extended from appliance/external element).. Any gas fittings will not however be dislodged. The gas system will not be tested. Of course, gas is potentially unsafe, if you have any concerns relating to gas installations, call a gas engineer.

Asbestos roof tiles

The seller's agent said there could be loose asbestos ceiling material affecting the property. What is asbestos?

Asbestos is a dangerous fibrous material. The 3 main types are Blue, Brown and White and they were commonly used in building materials e.g. ironing boards.

Asbestos was commonly used as it has excellent heat resistance qualities and it may be found in fire blankets. The main origins of asbestos were the US. Technically all forms are ultimately pernicious and may lead to lung cancer following prolonged exposure. In fact breathing in a one fibre will not kill you.

If found, care should be taken not to move asbestos and professional advice must be taken immediately. Removing it asbestos will probably be dear and must always be carried out by experts. Surveyors cannot test for asbestos on a survey. They will mention suspected asbestos and will suggest further investigation.

Damage caused by high rainfall

Do I need to look into guttering? Can damaged guttering decrease our property's value?

I find it odd that the impact high levels of rainfall can have on buildings is rarely considered properly. For instance, damp stains around drainage could mean that the drainage are blocked. Blocked rainwater goods can result in warped floorboards or beams.

That is not to say that drainage problems should cause you to reconsider a purchase. They are usually a simple matter to resolve, if caught early. Where this is untreated or poorly maintained, the damage becomes increasing costly to remedy.
