HomeBuyer Report

Should I go for a Full Structural Survey, Building Survey or HomeBuyer Report on a home in Plumstead and which one would be cheaper?

The Full Structural Survey has a new name called a Building Survey, however it is effectively the same level of survey.

If the Plumstead property is a flat, or is a period property, or has been extended, or is of non standard construction (i.e. not brick and tile), RICS recommend the cheaper HomeBuyer Report.

If you are planning to do any substantial modifications, RICS advise you book a Building Survey instead. This survey is less cheap but it will provide you with an in-depth analysis of the Plumstead property's general condition as well as including information on defects as well as maintenance options .

Damage resulting from flooding

We are purchasing a ground floor flat in Plumstead, does the HomeBuyer Report check water damage?

The Law Society estimate that 2.2m houses and flats are at a high risk of flood damage, and it is not clear that reasonably-priced flooding insurance will be available in years to come. A flood danger alert service, with regular updates, is operated by the Environment Agency. The Home Buyers Survey may also, where appropriate, offer suggestions for better flood defences. An awareness of characteristics of the Plumstead area likely to affect the residence also enables the house surveyor to advise flooding may be a risk. Flooding issues will only be raised in Section J of a Home Buyers Survey if the house surveyor observes or has reason to suspect that the residence is at risk.

The Environment Agency have updated the status for the River Thames including areas in the boroughs of Bexley and Greenwich, near Plumstead, to 'No warnings'.

Damaged Render

What sort of issues will the RICS Surveyor look for on a roughcast rendered (stucco) regency house in Plumstead that I intend to purchase.

Stucco is just a form of render. Typically it is layered over brick hardens to an even finish. It is highly aesthetic and was often applied to Victorian homes for example. it can be problematic and Plumstead surveyors sometimes focus on any number of problems e.g. lateral hairline cracking revealing the lines of mortar in the brickwork. Other issues might be when water beneath DPCs that results in large areas of detachment. Remedying Stucco problems may be surprisingly expensive as the skills are getting more difficult to find.

Shocking Electrics

When we visited the mid-century home we expect to acquire we think we noticed that there were damaged electrical sockets; will the Plumstead surveyor report on the electrical system?

When preparing a Plumstead Building Survey a qualified surveyor will typically mention the condition of the electrics if it looks like they are in a hazardous state of repair. This will include an overview or examination of exposed areas of the wiring or fusebox in addition to things, for example the electricity mains supply. Looking at any documentation from any recent PIR conducted by a suitably qualified electrician should be part of the survey. Reporting on any documentation from a test on the condition of the electrical wiring conducted by an electrician will usually form part of the survey in Plumstead .
