HomeBuyer Report

Should we choose a Full Structural Survey, Building Survey or HomeBuyer Report on a property in Port Isaac and which one would be cheaper?

The Full Structural Survey is now called a Building Survey but is basically the same the same.

If the Port Isaac property is a flat or maisonette, or is an older property, or has been substantially modified, or is of non standard construction, RICS advise the cheaper HomeBuyer Report.

If you intend to do any major works, it would be better that you go for a Building Survey. This option is less cheap, but it does give an in-depth analysis of the Port Isaac property's general condition as well as information on defects as well as maintenance options .

Timber damage by insect larvae

There may be vermin at the house we're buying, but we are not certain. How do we investigate further?

Port Isaac houses will often be free of major pests. However, if you do have specific concerns, you should seek advice.

Unfortunately, the threat posed by these to property is very real, and can impact a home's worth. Evidence may not be easy to find, for example, woodworm, or larvae of the common furniture beetle, may be identified after finding neat small holes in wood, accompanied by piles of wood dust beneath. Remedies to pest problems can include use of insecticides and destruction of tainted materials.

Building Surveys on flats 1

Is it the right choice to go for a full structural survey prior to investing in a modified, Victorian garden flat in Port Isaac?

The Full Structural Survey has a new title and is now called the Building Survey. You should go for the RICS Building Survey for the property you are considering. The HomeBuyer Report will suffice for a non period unmodified Port Isaac flat of standard building materials. Bear in mind that several limitations exist with a property survey as your surveyor is not authorised force or open up the fabric of the building or comment on efficiency of gas installations. Also flats make access more complicated. A surveyor is only able to survey the flat itself although he/she advise on other tenant shared parts of the property like lifts. Stone block wall damage

We are planning to buy a property in Port Isaac and the seller has made us aware that it has been constructed with Hopton Wood stone. Are there specific problems to consider?

External wall maintenance is essential to the health of properties in Port Isaac. Defects affecting stone-built properties in Port Isaac can vary, delaminated or cracked paintwork being relatively common. Irregular stone walls are found throughout the county, and can require more care and attention that regular, brick-like stone walls due greater impact the weather can have on exposed mortar. Maintenance tips include fast replacement of any stones which have become loose.
