HomeBuyer Report

Should we have a HomeBuyer Report, Building Survey or Full Structural Survey for a home in Rothley and which one is the cheapest?

The Full Structural Survey has been renamed by RICS as a Building Survey, although it is effectively the same level of survey.

If the Rothley property is a flat, or is over 100 years old, or has been structurally modified, or is of non standard construction (i.e. not brick and tile), RICS recommend a cheaper HomeBuyer Report.

If you are thinking about whether to make major works, it would be better that you choose a Building Survey. This survey is less cheap but it does provide you with a thorough analysis of the Rothley property's state of repair as well as including an opinion on defects and maintenance options .

Asbestos roof tiles

A local builder informed me there is a risk of asbestos insulation being found in the home. Is this a major concern and can it be easily dealt with?

Asbestos is a dangerous fibrous substance of several naturally occurring materials. The 3 main types are Blue, Brown and White and they were commonly used in building materials such as rain water goods. Its use is widespread, for example - as it has characteristic resistance to chemical damage qualities and it may be found in gutters. Technically all forms including white ( Chrysotile) are dangerous and can lead to lung cancer or fibrosis following prolonged exposure. Care should be taken if asbestos is discovered never to remove it and expert advice should be sought ASAP.

Surveyors cannot tell you whether there is asbestos on a Rothley survey. Your Rothley surveyor should mention possible asbestos and will recommend professional testing.

Conservation area

Will there be any potential pitfalls I would need to be wary of if planning to buy a period property in Rothley near a conservation area ?

There are around ten thousand of designated conservation areas throughout England and Wales which are designated by the local authority. Rothley surveyors are required by RICS to possess relevant knowledge of relevant local area factors and any relation may have with the property and its value. The price of property will be higher than non conservation area equivalents owing to them being preserved. However many areas have been neglected and are in a state of neglect e.g. the huge increase in street clutter

RICS surveyors can be expected to note whether the property looks to be in a conservation area and Section I of a Homebuyer Report will advise additional enquiries are carried out by your conveyancer. Out of keeping developments to the building should be noted, however these should be investigated by your lawyer.

Roof defects identified during a survey

The agent warned us that access to the roofing could be difficult to arrange - What aspects of the roofing will be considered?

Questions like this are often asked of surveyors by buyers who are aware that property can still be subject to roofing problems, such as. From the sheathing to the collar beams, the status of the whole roof should be reviewed. Flat roofs can also be a nuisance, caused by factors like amateur repairs.

Given the high cost of major roof repairs like re-covering asphalt, some homeowners may defer maintenance indefinitely. This makes both the cause and the consequences harder and even more expensive to treat when repairs do take place. A Rothley roofing contractor can provide an estimate.
