If you intend to do any alterations, it would be better that you book a Building Survey. The Building Survey is not as cheap however it does give an in-depth analysis of the Sale property's state of repair along with advice on defects as well as maintenance options .

Wall cracks caused by subsidence

The vendor has suggested subsidence is an issue impacting the home. What subsidence-related defects will my property survey look into?

Movement of a structure on a structural level is called subsidence. In some older structures cracks appear in the Summer , but these should close up in Winter when the materials contract and draw in water.

Soil on sloping ground is not as stable as that sitting on horizontal ground and may become unstable and start to slip downhill. A severe change in humidity or ambient temperature can also impact a house susceptible to further settlement, potentially as a result of poor construction.

Identifying what has caused the subsidence is a necessary first step.This need not be expensive.Repairing leaking drains, water mains or broken downpipes, which are the cause of the subsidence, should be all that is needed to stabilise the home. Damaged but non-structural elements should be filled and re-weatherproofed. Buyers should also be aware that a property may need to be monitored for several months before clear evidence of movement is found.

The qualified RICS surveyor will visually check the easily accessible parts of the gas system.
