HomeBuyer Report

Is it best to choose a HomeBuyer Report, Building Survey or Full Structural Survey on a house in Southwell and which would be cheaper?

The Full Structural Survey has a new name called a Building Survey and is essentially the same level of survey.

If the Southwell property is a flat, or is an older property, or has been extended or modified, or is built of unusual materials, RICS recommend the cheaper HomeBuyer Report.

If you are planning to do any major works, RICS recommend you opt for a Building Survey. This more detailed survey is not as cheap, however it will provide you with comprehensive details of the Southwell property's general condition as well as advice on defects , general repairs and maintenance options .

Shocking Electrics

When I viewed a property I expect to move into I saw that there were damaged electrical sockets - will a Southwell survey go into detail on the general state of the electrical system?

When preparing a Homebuyer Report in Southwell a qualified surveyor should report on the electrical system if it appears that they are in a poor state of repair. This will include a general check (i.e. no removal of fittings) of the open parts of the wiring or fusebox and other concerns such as inspecting the outside installations like out houses with a power supply or any external power sockets. Inspecting any evidence of the most recent Periodic Inspection Report conducted by an electrician should usually be part of the survey. Reporting on any documents from the most recent Periodic Inspection Report handled by a suitably qualified electrician will form part of the survey.

Wall cracks caused by subsidence

The seller mentioned subsidence may be a problem. Is this a severe danger, and what subsidence issues does the Surveyor report on?

Subsidence is the movement of the foundations of a house which compromises its structural integrity. Most houses experience minor cracking which will not affect the building's structure, especially new homes or recent extensions or major alterations. In contrast to subsidence, $heave$ can occur when a tree has been removed moisture builds up in the soil, causing the soil to swell, forcing the foundations above upwards, and can be as destructive as subsidence.

Cracks to a kitchen wall surface are a clear clue of subsidence, although they could be easily repaired and of little concern. In extreme temperatures, movement can worsen, leading to subsidence. This is not usually a concern in England and Wales however.

Identifying the cause of subsidence is the first step to its solution. It has been estimated that around 70% subsidence cases are caused by tree roots drawing moisture from the soil. In some more serious situations, underpinning may be necessary. Using large concrete pins, placed beneath current foundations and extending deep into the ground, underpinning is expensive, totalling £1000s, but it can be very effective. Damaged but non-structural elements should be filled and re-weatherproofed. A surveyor will be able to recommend who to speak to about the best course of action, to remedy both the causes of the subsidence and the resulting damage to the property itself.

Landfill site near home

What should we be concerned about when buying a property near to Fiskerton Landfill on Fiskerton Road and landfill sites generally

Landfill Sites are used for a variety of waste including inert refuse disposal. A huge number of sites affect hundreds of thousands of people in England including Southwell. Worries might include complex organic chemicals .

Southwell surveyors will consider structural issues linked to the landfill. Your solicitor will carry out conveyancing searches of the British Geological database and Newark and Sherwood Local Authority and inform you of any issues and let you know if the searches fail .
