HomeBuyer Report

Is it best to select a HomeBuyer Report, Full Structural Survey or Building Survey for a house in Stansted and which is the cheapest?

The Full Structural Survey has a new name called a Building Survey and is basically the same the same.

If the Stansted property is a flat or maisonette, or is 100 or more years old, or has been extended or modified, or is built of unusual materials, RICS advise a cheaper HomeBuyer Report.

If you are planning to do any works or an extension, it would be better that you commission a Building Survey. This survey is less cheap however it will give you a more detailed analysis of the Stansted property's state of repair and it includes advice on defects and maintenance options .

Conservation area

Are there any issues I would be advised to be aware of if intending to buy a converted house in Stansted in the vicinity of a conservation area?

There are 9, 300 of conservation areas throughout the country which are governed by local authorities.

A Building Surveyors must have relevant knowledge of local considerations and any connection may have on the home and its value. The price of property is generally higher owing to them being preserved. However a large number have been neglected and are in shoddy condition e.g. the removal front garden walls

Surveyors will advise if the house is/might be in a conservation area and Section I of the Stansted Homebuyer Report will advise additional due diligence and enquiries are carried out during the

legal process. Unconsented changes to the building may also be reported but these are really more a investigated by the lawyer.

Damage resulting from flooding

Will our Stansted home buyers survey check for possible flooding?

2012 was the 2nd wettest year on record, and the value of a property can decrease if in an exposed area, even if it has never flooded. It is strongly recommended that the property is protected, before flooding begins.

Flooding can increase the likelihood of water entering a Stansted property, such as via patio doors. Section J of the survey report contains details, where applicable, of flooding risks found within the boundaries of the Stansted property or on adjacent sites. Also included on Environment Agency's flood alert are details of local rivers and other bodies of water prone to flooding.

Building Surveys on flats 1

Is it necessary to spend a bit more on full structural survey prior to acquiring a doer-upper Victorian loft flat in Stansted?

The Full Structural Survey is now known as the Building Survey. You would be best advised to get a Building Survey for the property referred to. A HomeBuyer Report will suffice for a non period unmodified flat assembled from standard construction materials and methods.

Bear in mind that one or two limitations exist with any residential survey - the Stansted based surveyor will not be able to force or open up the fabric of the flat or survey where hatches are over 3m above ground. Additionally flats usually make a full survey more complicated meaning a surveyor will only check the actual flat the surveyor may exist communal sections of the property like security systems. For a table containing a breakdown of what each survey type includes look at here.
