HomeBuyer Report

Should we opt for a HomeBuyer Report, Full Structural Survey or Building Survey on a house in Stockwell and which one is cheaper?

The Full Structural Survey has a new name called a Building Survey and is effectively the same survey.

If the Stockwell property is a flat or maisonette, or was built before 1900, or has been substantially modified, or is built of unusual materials, RICS advise a cheaper HomeBuyer Report.

If you are thinking about whether to do any an extension, you should you opt for a Building Survey. This option is less cheap, however it does give a more detailed analysis of the Stockwell property's state of repair in addition to information on defects , repairs and maintenance options .

Wall cracks caused by subsidence

We are planning to buy a 1985-built apartment in Stockwell and noticed that windows in the lounge did not line up. What can be done to remedy subsidence if subsidence is found during the home survey?

Movement of the foundations of a structure is called subsidence. In addition, some homes are constructed from a range of materials. These will contract at different rates.

Subsidence results from a range of factors. For example, water leaking from a broken drainpipe or mains pipe will wash soil away from the foundations. This reduces the volume of the subsoil, allowing the weight of the property to distort the supporting ground. A severe change in humidity or ambient temperature can also impact a house susceptible to further settlement, possibly as a result of lower-quality materials.

Identifying the cause of subsidence is the first step to its solution. Repairing leaking drains, water mains or broken downpipes which are the cause of the subsidence, should be all that is

needed to stabilise the home, with no underpinning required. Underpinning could be the only option in some cases, unfortunately. As an alternative to underpinning, piling, or mini-piling, uses concrete or steel poles that are driven down into more stable soil, to stop further movement. Structural brickwork may need to be dismantled and rebuilt, or more cosmetic areas can effectively be repaired with resin filling in the cracks. This can also be time-consuming, and inconvenient. A surveyor will be able to tell you if there is subsidence in your home or not, and what is causing it.

Shocking Electrics

When I viewed the home I am interested to purchase it looked like there were damaged electrical sockets; will the Stockwell surveyor go into detail on the electrics?

When preparing a Stockwell Home Survey your RICS surveyor should usually make a note on the overall electrical system if it is apparent that they are in an unsatisfactory state of repair. This should include a general (i.e. without undoing fittings) inspection view of the open parts of the wiring or fusebox on top of things like ascertaining the category of electrical fittings in bathrooms or checking the condition of any visible wiring a sample of light fittings. Reporting on any evidence of any recent PIR carried out by an electrician will be part of the survey.

The Institute of Electrical Engineers (IEE) recommend a Periodic Inspection be conducted every 10 years (5 if letting out).

Traditionally built property

What should we pay attention to when purchasing older property in Stockwell? What effect will the home's unusual construction have on regular maintenance?

Older construction methods and materials can worry purchasers. Structures showcasing traditional methods can be unexpectedly hard to repair. It is often the case that expert knowledge is necessary. Traditional materials may also need to be sourced.
