HomeBuyer Report

Should we have a HomeBuyer Report, Building Survey or Full Structural Survey for a property in Sunbury and which one is cheaper?

The Full Structural Survey has been renamed by RICS as a Building Survey, however it is basically the same the same level of survey.

If the Sunbury property is a flat or maisonette, or is over 100 years old, or has been extended, or is of non standard construction (i.e. not brick and tile), RICS advise the cheaper HomeBuyer Report.

If you intend to do any an extension, it would be better that you carry out a Building Survey. The Building Survey is less cheap, but it does give a thorough analysis of the Sunbury property's condition as well as advice on structural defects , repairs as well as maintenance options .

If in doubt why not obtain a Sunbury Survey Quote or call us 0800 038 6667 to speak to our survey team.

Conservation area

Will there be any considerations I should check on when buying a property in Sunbury inside a conservation area ?

There are over 9, 000 official conservation areas throughout England and Wales which are designated by local authorities. Your surveyor are required by RICS to possess relevant knowledge of relevant local considerations and any effect may have with the building. House prices is, more often than not, inflated because of them being largely unspoilt

Surveyors can be expected to tell you whether the building is possibly within a conservation area and Section I of a Homebuyer Report will advise suitable questions are carried out by your solicitor. Unapproved changes that do not have Local Authority approval may also be advised in your survey, however these should be investigated by your lawyer.

Window frame

For a HomeBuyer Report on a Sunbury property, what will 'E5 - Windows' cover?

The format of the RICS HomeBuyer Report is clear and easy to read, and avoid potentially unfamiliar technical language. Your property surveyor will mark each aspect of the property included in Section E with either a green, orange or red rating, to indicate the seriousness of any issues included in the survey. Some areas may be marked as 'Not inspected'. The structured format for the HomeBuyer Report is intended to produce a useful and comprehensive survey for any house purchasers. As a result, some sections are omitted where they do not apply to the surveyed property.

Where practicable, all windows are to be opened and closed, but not forced open, and vulnerable areas closely examined. The surveyor should make notes and advise the client whether it is possible to operate the window transoms/openings satisfactorily. A sash window with badly rusted metal components is an example of this.

RICS Homebuyer Report valuation

As well as reporting on condition, will I get a valuation and an estimate of rebuild costs for insurance purposes (including additional costs such as rebuilding a boundary wall) and how is it worked out

A Homebuyer Report on a Sunbury property will include a valuation and a rebuilding cost as standard. To fully consider the correct valuation your chartered surveyor should use local property market knowledge and other considerations relating to the property for instance: desirability of the location.. The surveyor will also consider construction type and use key assumptions such as the property is connected to mains services such as water.

A Building Survey won't include a valuation as standard. However we can add a valuation for a nominal fee ; call for more info. Alternatively a Property Valuation Report (PVR) can be carried out.

Further Sunbury conjectures, such as any cost of repairs being shared amongst tenants or services, are made in addition to environmental issues like flood plains, also being considered.
