HomeBuyer Report

Is it best to get a Full Structural Survey, Building Survey or HomeBuyer Report on a home in Sunningdale and which one would be cheaper?

The Full Structural Survey has changed its name to a Building Survey but is basically the same the same level of survey.

If the Sunningdale property is a flat or maisonette, or is 100 or more years old, or has been extended or modified, or is of non standard construction (i.e. not brick and tile), then RICS recommend a cheaper HomeBuyer Report.

If you intend to do any major works, it would be better that you choose a Building Survey. This survey is not as cheap as a HomeBuyer Report however it will provide you with a thorough analysis of the Sunningdale property's general condition and it includes an opinion on defects as well as maintenance options .

Timber damage by insect larvae

We are concerned about bugs. What advice should we get?

Pests like woodworm may sometimes seem a small, even irrelevant, matter when buying in Sunningdale. Unfortunately, the impact to a house and its inhabitants can affect the health of residents and affect its value. Signs may not be obvious, woodworm can be extremely destructive, but fortunately their 'tunnels' in timber and wood furniture are usually quite easy to spot. Remedies to pests can include removal of infected furniture. If investigation does uncover a problem, consider speaking to the seller to ask that they deal with the issue prior to exchange. Speak to an expert, e.g. PESTUK (Ascot & District), 8 Crossways, Silwood Road, Ascot, SL5 0PY on 0134 466 9160, for more detail.

Building Surveys on houses

Are there any advantages for doing the full structural survey rather than a HomeBuyer Report if buying a derelict end of terrace bungalow?

Structural Surveys are no longer offered by RICS Surveyors as a newer technical survey which has been given the name Building Survey, is now available. You should have a RICS Building Survey for the house you are planning to buy. The HomeBuyer Report has enough detail for a post fifties unmodified Sunningdale house made out of conventional construction materials.

Be aware that a few caveats exist with any residential survey as a local surveyor wont be able to open up the structure of the property nor can they investigate the internal state of any flues.

Wall cracks caused by subsidence

We are buying a 1978-built property in Sunningdale and saw wall cracks in the bathroom. What solutions are to available to resolve this?

Subsidence refers to the movement of a home and its foundations. Subsidence is sometimes referred to as settlement, but this is incorrect. Settlement does occur in newer homes, and is rarely a cause for concern. The property's weight can cause the ground beneath the foundations to compact, this should quickly settle. Many homes in Sunningdale are built with a variety of materials, each of which will contract at a varying rates.

New cracks wider than 3mm to the outside walls, or noticeable widening cracks which have remained stable for some time, may indicate subsidence. Signs of potential subsidence include fresh cracks in brick or plaster.

Restoration work cannot begin until the original source of the movement is found. The removal of trees may make the problem worse, however, so professional advice should be sought. Existing trees must be well managed, and new trees should be planted at a safe distance from the exterior walls of the property. Beech and sycamore trees, for example, should be planted at least 15m from a property. In some more serious situations, underpinning may be necessary. Underpinning the foundations will usually stop the foundations from further movement. It is, however, a time-consuming and costly process. If the surveyor cannot give you a conclusive diagnosis, they will recommend that you engage the services of a structural engineer.
