Wall cracks caused by subsidence

We found cracks along the cellar ceiling when we last viewed the house. What options are to available to resolve this?

Subsidence is movement in a building's foundations. In most cases, subsidence can be remedied without a great deal of stress. Less common than subsidence, but potentially as destructive, heave occurs where the ground level moves upwards.

Subsidence-related cracks are commonly wider at the top. Inside, keep an eye out for doors and windows which stick.

Identifying the cause of subsidence is the first step to its solution. This need not be expensive.Removing or even pruning any tree(s) causing subsidence may be enough to halt any further movement. Underpinning could be the

only option in some cases, unfortunately. Underpinning involves holes being dug 1 metre long and around 1.5 metres deep, along all affected sections of wall, and just beneath the present foundations. Reinforcement bars and concrete are then inserted into these pits to support the structure, as the rest of the foundations are dug out and similarly filled in with concrete. A surveyor will be able to tell you if there is subsidence in your home or not, and what is causing it.

Gas flame

Does the Tower Hamlets surveyor examine the state of repair of the gas installations?

A will locate and visually check out any easily accessible parts of the gas system. The surveyor will look at the routing of any gas pipes as part of the survey, as well as gas associated appliances or installations for example - fixed external ventilation hearths. Any external fittings won't however be taken off. Most people are aware that gas is potentially unsafe, should there be any concerns about gas fittings, call a gas safe engineer.

Landfill site near home

What should we be worried about when purchasing a house proximate to a rubbish landfill

Landfill Sites come in many shapes and sizes for example: industrial waste. No one would want to live near one (80% of people live near one). Concerns might include tars and other hazardous materials. Health concerns like birth defects have been associated to landfill sites .

Tower Hamlets RICS surveyors will consider any structural issues linked to the site. Your lawyer will carry out environmental searches of the Environmental Agency database in addition to Tower Hamlets Local Authority and inform you of any issues and let you know if the searches fail .
