Home Buyers Survey in Boncath

HomeBuyer Report

Should I select a HomeBuyer Report, Building Survey or Full Structural Survey for a house in Boncath and which one would be cheaper?

The Full Structural Survey has been updated to a Building Survey, however it is basically the same the same survey.

If the Boncath property is a flat, or is an older property, or has been structurally modified, or is of non standard construction (i.e. not brick and tile), RICS recommend a cheaper HomeBuyer Report.

If you are thinking about whether to carry out substantial modifications, RICS recommend you go for a Building Survey. This option is less cheap however it will give you an in-depth analysis of the Boncath property's state of repair in addition to advice on structural defects and maintenance options .

RICS Homebuyer Report valuation

Does a survey include a valuation and cost of rebuild estimate (including the cost of professional fees e.g legal fees)

A Homebuyer Report in Boncath will include a RICS qualified surveyor valuation and a reinstatement cost. When calculating the market value your surveyor will refer to experience of property in Boncath and other things relating to the property e.g. number of bedrooms. The surveyor will also consider certain fixtures and fittings and will use key assumptions, for example the ground is not land filled. Surveyors don't factor in certain things like sales incentives.

Further Boncath assumptions, for example services, are made in addition to local environmental concerns like busy roads, which are also considered as part of the valuation.

A Building survey does not include a valuation as standard. A valuation can, however, be added for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out.

Wall cracks caused by subsidence

The vendor has said subsidence might be a concern. Is this a severe risk, and what options are to available to resolve this?

Movement of the foundations of a building is called subsidence. However, there is a difference between settlement and subsidence. In contrast to subsidence, $heave$ can occur when a tree has been removed moisture builds up in the soil, causing the soil to swell, forcing the foundations above upwards, and can be as destructive as subsidence.

Collapsed drains, including mains drains, can cause subsidence by washing away or loosening subsoil. This is an example of groundwater subsidence. Organic material in the sub-soil can also create issues. Organic material such as peat is usually stable if kept moist by the water level, but if the water level falls and the soil dries out, this organic matter will begin to rot and become unstable. This will cause the soil beneath and around the foundations to collapse.

Restoration work cannot begin until the original source of the movement is found.Removing or even pruning any tree(s) causing subsidence may be enough to halt any further movement. Specialist geological and drain surveys may also be required as the movement of soil can sometimes crack drains or water mains.

Gas flame

Does the qualified surveyor advise on the safety of the gas installations?

Your qualified RICS surveyor will locate and visually examine the easily accessible parts of the gas system. This will mean gas related areas such as the routing of any gas pipes for instance, in addition to gas associated fittings such as associated asbestos. Your Boncath RICS surveyor won't remove the external fittings and he or she won't carry out any tests whatsoever on the system or appliances. Needless to say, gas is potentially hazardous, if you have any concerns about gas, call a gas safe engineer.

Gas regulations stipulate landlords are obligated to complete appliance and installation inspections every 12 months. Non compliance penalties are harsh .
