RICS Level 2 Survey

Should I select a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey on a home in Bookham and which one would be cheaper?

The Full Structural Survey has been renamed a RICS Level 3 Survey, however it is essentially the same level of survey.

If the Bookham property is a flat or maisonette, or was built before 1900, or has been substantially modified, or is built of unusual materials, RICS advise a cheaper RICS Level 2 Survey.

If you are thinking about whether to do any major works, RICS advise you opt for a RICS Level 3 Survey. This option is not as cheap however it does give you comprehensive details of the Bookham property's general condition as well as including more detailed advice on defects as well as maintenance options .

Roof defects identified during a survey

Our seller warned us that access to the home's roof could be time consuming to arrange. Which issues relating to the home's roof will be investigated when the survey is carried out?

This often causes anxiety for property purchasers with a roofing 'horror story' from a previous home. Houses across Bookham may be exposed to difficulties with the roof. From the clay tiles to the tie beams, the status of the whole roof should be reviewed. Flat roofs can also be a nuisance, caused by factors like literally being flat. An incline of at least '1 to 80' is recommended.

The prospect of large bills for roofing jobs (such as a complete replacement) may have scared off some homeowners from carrying out necessary work. In extreme cases, this may be the reason for the sale, so buyers must be vigilant and employ the services of a qualified surveyor before the exchange of contracts. A quote (or several) for any necessary work should be acquired as soon as possible. Speak to Colfar L J of 46 Orchard Cl, Fetcham, Leatherhead, KT22 9JB on 01372 377460 for an estimate.

Asbestos roof tiles

A local builder informed me there are asbestos roof tiles in existence at the property. What is asbestos?

Asbestos is a carcinogenic fibrous substance. Some types were commonly found in the building materials e.g. pipe lagging. Its use is widespread, for example - as it has excellent heat resistance qualities and it may be found in pipe insulation.

All forms are ultimately dangerous and can lead to lung cancer following prolonged exposure.

Care should be taken if asbestos is discovered never to break it and expert advice must be taken urgently. Surveyors cannot tell you whether there is asbestos on a survey. They will report on the risk of asbestos during the survey and will recommend professional testing.
