Home Buyers Survey in Brent Cross

HomeBuyer Report

Is it best to get a HomeBuyer Report, Full Structural Survey or Building Survey on a property in Brent Cross and which would be the cheapest?

The Full Structural Survey has a new name called a Building Survey, although it is basically the same the same.

If the Brent Cross property is an apartment, or is a period property, or has been structurally modified, or is of non standard construction (i.e. not brick and tile), then RICS recommend a cheaper HomeBuyer Report.

If you are thinking about whether to make significant alterations on the Brent Cross property, RICS recommend you commission a Building Survey instead. This option is not as cheap, however it will provide you with comprehensive details of the Brent Cross property's condition and it includes advice on defects and maintenance options .

Other external areas of the property

On the HomeBuyer Report, can you give some examples of a green light rating defects for factors covered in Section E?

The home buyer report is intended to be easy to read and understand, unlike some more complex survey reports. Colour coded ratings are used to communicate to what extent any problems or notable points may negatively impact the property. A rating of 'green', or 1, means that the element of the property being investigated is in good condition. Elements of Section E marked as condition rating 1 may however still require regular maintenance. In some cases, an element covered under Section E may be marked as NI, or 'Not inspected'. Where the surveyor is unable to gain access to some areas, e.g. the roof of a block of flats, these aspects of the report will not be completed.

An example defect for this is sagging railings. The part of the HomeBuyer Report mentions other aspects which do not fit into the other categories.

Shocking Electrics

When I viewed the thirties house I am intending to move into, it appeared that there is evidence of an overload of the fuses - will the Brent Cross surveyor report on the general state of the electrical system?

When conducting a Building Survey in Brent Cross a surveyor will typically mention the state of the electrics if it is clear that the electrics are in an unsatisfactory state. A Chartered surveyor will also focus on possible problems relating to things like reporting on any outside installations, for example the garage or any water features. Inspecting any documents from the most recent PIR conducted by a suitably qualified electrician on the building will be part of the survey. Looking at any documentation from the most recent Periodic Inspection Report handled by a suitably qualified electrician should be part of the survey.

The IEE suggest a Periodic Inspection be completed at least every 10 years (5 if renting out).

Traditionally built property

We are purchasing a 19th Century farmstead. Will the house's age be an issue?

For houses in Brent Cross built before the 20th Century, age can sometimes be an issue. Structures built with traditional or "vernacular" techniques can be a drain to maintain. It is often the case that expert knowledge is necessary. Traditional materials may also need to be sourced. Discuss this with the building surveyor for more detail.
