Asbestos is a potentially deadly fibrous substance formed from metamorphic rocks. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) may be in building materials for example asbestos packing in stud walls.

Asbestos was commonly used as it has excellent fire retarding properties, it may be found in central heating flues. Technically all forms including Chrysotile are potentially deadly and can lead to lung cancer or asbestosis if inhaled over sustained periods. Finding asbestos does not necessarily constitute a risk to health.

If found, care should be taken not to move the asbestos and professional advice should be sought urgently. On no account try to get rid of it yourself. Surveyors cannot test for asbestos during the survey. They will note the risk of asbestos and will recommend professional testing.

A condition rating of 1 states that no repair work is needed. However, frequent maintenance could still be needed. The format of the RICS HomeBuyer Report is clear and easy to read. Green, orange and red ratings are an indication of to what extent any problems or notable points may negatively impact the property.
