Home Buyers Survey in Bridgwater

HomeBuyer Report

Should we have a HomeBuyer Report, Building Survey or Full Structural Survey on a home in Bridgwater and which one would be the cheapest?

The Full Structural Survey has changed its name to a Building Survey, however it is effectively the same level of survey.

If the Bridgwater property is a flat, or was built before 1900, or has been extended or modified, or is built of unusual materials, then RICS recommend the cheaper HomeBuyer Report.

If you are planning to do any alterations, RICS recommend you commission a Building Survey instead. This option is less cheap however it will provide you with comprehensive details of the Bridgwater property's general condition as well as advice on defects and maintenance options .

Subsidence resulting from soft clay soil

What impact does clay soil have on a property's foundations? Will your Bridgwater Home Survey look into this?

A common source of queries that surveyors face from home buyers is subsidence, particularly in areas where the soil is rich in clay. Specific issues include movement of clay soil layers resulting from changes in their water content. There are two terms used to describe clay soils likely to be problematic, 'expansive' and 'reactive'. If a home owner is aware that the surrounding soil has a high clay content, they should monitor for possible signs, such as small cracks in the drawing room wall. Steps like even minor landscaping so that the ground slopes away from the property can help maintain clay-rich soil, but a purchaser should discuss specifics with the surveyor if extensive upkeep is warranted. Additional strengthening or support of the structure's foundations may be required, including underpinning or piling.

Asbestos roof tiles

The estate agent stated traces of blue asbestos may be lurking boiler cupboard at the property. What is asbestos and is there a danger?

Asbestos is a potentially deadly fibrous substance formed from metamorphic rocks. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) may be in building materials for example asbestos packing in stud walls.

Asbestos was commonly used as it has excellent fire retarding properties, it may be found in central heating flues. Technically all forms including Chrysotile are potentially deadly and can lead to lung cancer or asbestosis if inhaled over sustained periods. Finding asbestos does not necessarily constitute a risk to health.

If found, care should be taken not to move the asbestos and professional advice should be sought urgently. On no account try to get rid of it yourself. Surveyors cannot test for asbestos during the survey. They will note the risk of asbestos and will recommend professional testing.

Deteriorated timber

On the HomeBuyer Report, what are common Condition Rating 1 defects for joinery and finishes?

A condition rating of 1 states that no repair work is needed. However, frequent maintenance could still be needed. The format of the RICS HomeBuyer Report is clear and easy to read. Green, orange and red ratings are an indication of to what extent any problems or notable points may negatively impact the property.

Quite a common example is warped wood sidings. Problems impacting the roof are checked here. These are inspected with the aid of binoculars where appropriate. Ornamental joinery such as finials or mock Tudor panelling are reported on.
