Home Buyers Survey in Buckley

HomeBuyer Report

Should I choose a HomeBuyer Report, Building Survey or Full Structural Survey on a property in Buckley and which would be the cheapest?

The Full Structural Survey has changed its name to a Building Survey, however it is essentially the same survey.

If the Buckley property is an apartment, or is 100 or more years old, or has been substantially modified, or is of non standard construction, then RICS recommend a cheaper HomeBuyer Report.

If you are planning to carry out any alterations, RICS recommend you select a Building Survey. The Building Survey is less cheap but it does offer a more detailed analysis of the Buckley property's condition and it includes advice on structural defects , general repairs and maintenance options .

Building Surveys on houses

What are the advantages to upgrade to a full structural survey rather than a HomeBuyer Report if purchasing a doer-upper townhouse?

Structural Surveys are no longer available as a newer detailed type of survey which is named the Building Survey, is now available. If intending to buy a modified Buckley property e.g. a dilapidated house, it is the most appropriate RICS survey. A Building Survey summarises frequently critical details on the buildings construction along with any maintenance needs, shortly after a thorough inspection of the inside and outside of the main building. Out buildings and boundary walls will also be looked at by the surveyor.

Damage caused by high rainfall

Is it recommended that we look into guttering? Can damaged guttering decrease our property's value?

I find it odd that rain and the effect it can have on properties are often overlooked by purchasers. Signs that rainwater goods are blocked include water pooling below gutters. This can lead to lasting damage to the fabric of a home.

In most cases, this is usually easy to fix, and is also relatively inexpensive. If disregarded, the resulting damage can lower the value of the property and will get increasingly difficult to successfully resolve.

Landfill site near home

What should I be aware of when buying a flat in the region a landfill site

Sites used for landfill take many forms including commercial rubbish. Nobody ideally wants to live near one (4/5 people live within 1.5m of one!). Concerns might include leaking underground tanks from petrol stations for example. Health concerns such as abdominal wall problems have been linked to landfill sites .

Surveys in Buckley will consider structural issues resulting from the site. Your legal representative will commission environmental searches of the Landmark databases and Flintshire Local Authority and give you the results of the search .

RICS Homebuyer Report valuation

Should I get a separate valuation and reinstatement cost estimate and how is it calculated?

The Homebuyer Report includes an independent valuation and a reinstatement cost. To properly appraise the valuation the surveyor will should use experience of property in Buckley and other considerations about the property e.g. size Surveyors also examine certain fixtures and fittings and will make certain key assumptions e.g. no contamination in or from ground. Surveyors will disregard things like sales incentives.

Further Buckley assumptions, like the access roads not being in private control, are made in addition to environmental issues like nearby pubs, which will also be factored in.

A Building Survey won't include a valuation as standard. However we can add a valuation for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out.
