Home Buyers Survey in Chantry

HomeBuyer Report

Should I get a Full Structural Survey, Building Survey or HomeBuyer Report on a house in Chantry and which is the cheapest?

The Full Structural Survey has been renamed a Building Survey and is essentially the same.

If the Chantry property is a flat or maisonette, or is a period property, or has been extended, or is built of unusual materials, RICS advise a cheaper HomeBuyer Report.

If you are thinking about whether to make significant alterations on the property, RICS recommend you opt for a Building Survey. This more detailed survey is not as cheap but it will provide you with a thorough analysis of the Chantry property's state of repair along with advice on defects , general repairs as well as maintenance options .

Wall cracks caused by subsidence

We saw a gap below the skirting board in the kitchen when we last viewed the home. What subsidence issues will the home survey consider?

Movement of the foundations of a house is called subsidence. However, subsidence should be distinguished from the normal settlement of a home.

In regions with a high concentration of clay soil, a long period of dry weather will cause the moisture level of the soil to fall. This will dry, contracting the soil around the property as it does so, pulling on the building's structure and causing movement. In extreme weather conditions, movement can worsen, leading to subsidence. Learning the cause of any subsidence should be the first priority. Repairing leaking drains, water mains or broken downpipes which are the cause of the subsidence, should be all that is needed to stabilise the home, with no underpinning required. You may need to monitor (and measure) the cracks for as much as a year before the picture becomes entirely clear.

Damage resulting from flooding

Is there a flood risk in Chantry, and will the home surveyor consider water damage, or if other properties have been affected?

Last year was the second wettest year on record (source: The Times), and home buyers and owners are understandably concerned. It is easily possible to assess whether a house is susceptible to flooding via any of a number of routes, and a property surveyor will advise on repairs or preventative measures.

The GroundSure Flood Report is one of several risk screening reports designed to provide an overview of whether a residential property lies within an area of potential or previous flood risk. The building surveyor may ask the residents about historical floods, although the result of these enquires should be treated as a guide only.

Roof defects identified during a survey

We're purchasing a property in Chantry. Which issues relating to the property's roof will be reported on when the survey is performed?

This often causes anxiety for Chantry homebuyers. A large number of properties can be blighted by roofing problems. From ceiling joists to purlins, the roof structure as a whole will be taken into account, and where the matter is serious, it should be rectified promptly.

Re-flashing and re-tiling, among other aspects of roof repair, need not always be costly, but they should be budgeted for carefully. A building survey prior to exchange is highly recommended, so that you fully understand what expenses you will be facing. It may be advisable to source an estimate for any work prior to exchange.

However, buyers should endeavour to compare a number of quotes to find the best deal. Call Young Terry & Sons of 11 Manor Terrace, Radstock, BA3 3NF on 01761 435249 to request a quote.
