Home Buyers Survey in Chathill

HomeBuyer Report

Should I book a Full Structural Survey, Building Survey or HomeBuyer Report for a home in Chathill and which is cheaper?

The Full Structural Survey has been renamed by RICS as a Building Survey, although it is basically the same the same level of survey.

If the Chathill property is a flat or maisonette, or is a period property, or has been substantially modified, or is built of unusual materials (e.g. thatch roof), RICS advise a cheaper HomeBuyer Report.

If you are planning to carry out any works or an extension, it would be better that you go for a Building Survey instead. This option is less cheap however it does give comprehensive details of the Chathill property's condition as well as more detailed advice on defects and maintenance options .

Defective door frame

For the Chathill HomeBuyer Report, what will 'E6' include?

The home buyer report is intended to be easy to read and understand, unlike less prescriptive surveys. These may offer more complex detail, but they are also less useful for property buyers deciding whether or not to purchase a property. The surveyor uses a scale between 1 and 3 to show the severity of any defects or points of interest included in the report. Some areas may be marked as 'Not inspected'. Where the surveyor is unable to gain access to some areas, e.g. the roof of a block of flats, these aspects of the report will not be completed.

A fairly common example may be broken door glazing. Outside doors are to be opened and closed if keys are present, but they cannot otherwise be forced open. Broadly speaking, the type and condition of the property's windows are included in the report.

Asbestos roof tiles

The mortgage valuation surveyor informed me there may be powdery white asbestos duct connectors situated in the home. Should we be worried?

Asbestos is a potentially deadly fibrous mineral. There are over 60 types, 6 of which were used in the UK and were commonly found in the building materials e.g. ceilings.

Asbestos was commonly used as it has a range of useful characteristic sound absorption properties, it may be found in ceiling material.

All forms are hazardous and may lead to lung cancer or scarring of the lung following prolonged exposure.

If found, care should be taken on no account to break the asbestos and professional advice must be taken immediately. Chathill Surveyors will not confirm the existence asbestos on a Chathill survey. Your surveyor will note possible asbestos and will suggest experts are consulted.
