Home Buyers Survey in Cilcain

HomeBuyer Report

Is it best to select a Full Structural Survey, Building Survey or HomeBuyer Report on a house in Cilcain and which would be cheaper?

The Full Structural Survey has a new name called a Building Survey, although it is essentially the same comprehensive survey.

If the Cilcain property is an apartment, or was built before 1900, or has been extended, or is built of unusual materials, RICS recommend the cheaper HomeBuyer Report.

If you are planning to do any alterations, you should you choose a Building Survey. This more detailed survey is less cheap, but it will give a thorough analysis of the Cilcain property's general condition and it includes an opinion on defects as well as maintenance options .

Landfill site near home

What should we be wary of when buying a property near to a landfill site

Landfill Sites take many forms for example: non-hazardous waste disposal. Of course nobody wants to live near one (80% of people live under 2km away from one). Risks include structurally instability. Potential health concerns such as cancer have been associated with landfill sites .

Surveys in Cilcain will flag up structural issues resulting from the landfill. Your legal representative will conduct environmental searches of the British Geological database in addition to Flintshire Local Authority and give you the results of the search .

Wall cracks caused by subsidence

I have heard that subsidence in Cilcain might be a problem. Is this a serious concern, and what subsidence-related matters will the Property Surveyor review?

Subsidence is defined as movement of the foundations of a structure, but some degree of movement will always occur. Recently built homes, for example, will need to settle beneath the structure's own weight. In some older structures cracks become apparent when temperatures rise[ that close up in the winter] when the materials absorb moisture.

In areas where clay soil is common, a dry spell will lower the water table. This dries out and shrinks the clay, straining the foundations of the home and causing movement. Signs of potential subsidence include doors and windows that are more difficult to open.

Identifying what has caused the subsidence is a necessary first step. It has been estimated that around 70 per cent of cases of subsidence are caused by tree roots taking the moisture out of the soil. In serious cases, underpinning may be required. Underpinning is a lengthy process used to stabilise the foundations of a property, and is required in around a quarter of subsidence matters. If the load-bearing parts of the property have been damaged, these may be repaired with steel rods, fixed into place with cement to restore the structural integrity of the building. A surveyor will be able to recommend who to speak to about the best course of action, to remedy both the causes of the subsidence and the resulting damage to the property itself.
