Movement of the foundations of a home is called subsidence. However, there is a difference between settlement and subsidence. Most homes in Corwen are constructed from a range of materials. These will contract at different rates.

Subsidence is the result of a number of common issues. The roots of [trees and bushes], for example, impacting the property's structure in clay-rich soil, as moisture is taken up from the ground by plant life. In some cases, the presence of buried peat or other organic material, which then rots or breaks down, can also destabilise the structure. This causes the subsoil to be compacted as its volume is reduced, by the sheer weight and pressure of the building above.
