Should we choose a HomeBuyer Report, Building Survey or Full Structural Survey for a home in Cotswolds and which one is cheaper?

The Full Structural Survey has a new name called a Building Survey, however it is effectively the same level of survey.

If the Cotswolds property is an apartment, or was built before 1900, or has been structurally modified, or is built of unusual materials (e.g. thatch roof), RICS recommend a cheaper HomeBuyer Report.

If you intend to carry out an extension, it would be better that you go for a Building Survey. This survey is not as cheap, but it will give you an in-depth analysis of the Cotswolds property's condition in addition to an opinion on defects and maintenance options .

RICS Homebuyer Report valuation

Does the Cotswolds home survey include a valuation and an estimate of rebuild costs for insurance purposes and how is it calculated?

A Homebuyer Report on a Cotswolds property will contain an independent valuation and will also include a reinstatement (rebuilding) cost estimate as part of the survey. To properly appraise the correct valuation your surveyor will pair experience of property in Cotswolds as well as other factors relating to the property for instance: desirability of the location. The valuer will also consider style of architecture and will draw upon other assumptions like it is connected to mains services. Surveyors will disregard things like furnishings e.g. carpets.

Further area assumptions like water and drainage connectivity, are made in addition to local environmental concerns like flightpaths, which will also be factored in.

A Building Survey won't include a valuation as standard. A valuation can, however, be added for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out.
