About UsHome Buyers Survey in Garforth

Is it best to select a HomeBuyer Report, Building Survey or Full Structural Survey for a property in Garforth and which is the cheapest?
The Full Structural Survey is now called a Building Survey and is essentially the same comprehensive survey.
If the Garforth property is an apartment, or is over 100 years old, or has been substantially modified, or is of non standard construction (i.e. not brick and tile), RICS advise a cheaper HomeBuyer Report.
If you are planning to do any alterations, it would be better that you choose a Building Survey. The Building Survey is less cheap, but it does offer comprehensive details of the Garforth property's state of repair along with more detailed advice on defects and maintenance options .

We found there are no cracks in the brickwork outside, but lounge floor dips noticeably, is this subsidence? What can be done to resolve subsidence if it is identified?
Subsidence refers to the movement of a home and its foundations. Subsidence may be confused with settlement. Settlement usually occurs in recently built homes, and is rarely a cause for concern. Their weight can cause the ground beneath the foundations to compact. In some older homes cracks appear in Summer which, as it gets colder, will close up when the materials absorb moisture.
This issue can occur in areas with soil with a high chalk content, as this soil is more easily washed away by leaks. Signs of potential subsidence include new or growing cracks in plasterwork.
Restoration work cannot begin until the original source of the movement is found. It is vital to arrest any further movement, or risk of movement. Structural brickwork may need to be dismantled and rebuilt, or more cosmetic areas can effectively be repaired with resin filling in the cracks. This can also be time-consuming, and inconvenient. Specialist geological and drain surveys may also be required as the movement of soil can sometimes crack drains or water mains.

When I viewed the home I am meaning to lease, I think we saw that there could be corrosion of the wiring; does the surveyor report on the electrics?
When carrying out a Garforth Home Survey the RICS surveyor should make a note on the condition of the electrics if it is clear that they are in a less than satisfactory state. This should include a general view of any uncovered areas of the wiring and other things like whether there is an off-peak /on-peak supply. A check for the documentation from a test on the condition of the electrical installations carried out by a suitably qualified electrician will be part of the survey. .
Examining the documentation from a test on the condition of the electrical installations carried out by a suitably qualified electrician on the property will usually form part of the survey.
The IEE (Institute of Electrical Engineers) recommend a Periodic Inspection be conducted every 10 years (or every 5 if letting).
