Subsidence is the result of a number of common issues. Collapsed drainage can cause subsidence by washing away or loosening subsoil. This may be referred to as groundwater subsidence. In extreme conditions, movement can worsen, leading to subsidence.

Identifying what has caused the subsidence is a necessary first step. It has been estimated that around 70 per cent of cases of subsidence are caused by tree roots taking the moisture out of the soil. In some more serious situations, underpinning may be necessary. Underpinning the foundations will usually stop the foundations from further movement. It is, however, a time-consuming and costly process. If the surveyor cannot give you a conclusive diagnosis, they will recommend that you engage the services of a structural engineer.
