RICS Level 2 Survey

Is it best to get a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey for a home in Huyton and which one is the cheapest?

The Full Structural Survey has a new name called a RICS Level 3 Survey and is essentially the same level of survey.

If the Huyton property is a flat or maisonette, or was built before 1900, or has been extended, or is built of unusual materials (e.g. timber frame), RICS advise a cheaper RICS Level 2 Survey.

If you are thinking about whether to do any works or an extension on the property, you should you choose a RICS Level 3 Survey. The RICS Level 3 Survey is less cheap however it will give comprehensive details of the Huyton property's condition and it includes advice on defects and maintenance options .

RICS Level 2 Survey valuation

I'm confused - which surveys include a valuation and reinstatement cost estimate (including costs for reconstructing a garage) and how is it worked out

A RICS Level 2 Survey on a Huyton building will include a valuation and a reinstatement cost as standard. To fully consider the property's value your chartered surveyor should use knowledge of Huyton and other factors relating to the property e.g. state of repair Surveyors also reflect on certain fixtures and fittings and use other assumptions e.g. no damaging building techniques have been employed.

A RICS Level 3 Survey won't include a valuation as standard. However we can add a valuation for a nominal fee. Alternatively a Property Valuation Report (PVR) can be carried out.

Further Huyton conjectures, like connection to sewers, are made in addition to environmental concerns like local industry, also being considered.

Asbestos roof tiles

A builder friend commented to say there may be an asbestos boiler affecting the flat. What is asbestos and does the survey look at this?

Asbestos is a dangerous silicate material. The 3 main types are Blue, Brown and White may be in building materials such as central heating flues. Its use is widespread, for example - as it has a range of useful characteristic fire retarding properties, it may be found in garage roofs. Most of it was sourced from Canada. Technically all forms (including white) are carcinogenic and can lead to lung cancer or pleural disease following prolonged exposure. In fact inhaling a single fibre will not kill you.

If found, care should be taken on no account to disturb it and professional advice should be sought ASAP. Professional removal of it will likely be expensive but must be conducted by trained experts.

Surveyors do not test for asbestos on a survey. However they will note suspected asbestos during the survey and will suggest further investigation.
