Home Buyers Survey in Kinver

HomeBuyer Report

Should we go for a HomeBuyer Report, Full Structural Survey or Building Survey for a home in Kinver and which one would be cheaper?

The Full Structural Survey has a new name called a Building Survey and is essentially the same level of survey.

If the Kinver property is a flat or maisonette, or is over 100 years old, or has been structurally modified, or is of non standard construction (i.e. not made of bricks), you should choose the cheaper HomeBuyer Report.

If you are planning to make significant alterations on the Kinver property, RICS advise you commission a Building Survey. This more detailed survey is not as cheap however it does offer exhaustive analysis of the Kinver property's general condition along with advice on defects and maintenance options .

Wall cracks caused by subsidence

We saw that the kitchen door frame was skewed when we last viewed the flat. What subsidence-related matters will the Kinver Surveyor review?

Movement of a building on a structural level is called subsidence. Buyers in Kinver should be aware, however, that there is a difference between subsidence and benign settlement. In some older buildings cracks appear in the Summer that close up in the Winter when the materials draw in water, but cracks like these are generally benign.

Subsidence can sometimes be hard to detect, as the things which a surveyor will look for could comfortably be caused by other factors. Signs of potential subsidence include new, suddenly visible cracks in brick or render. Identifying what has caused the subsidence is a necessary first step. It has been estimated that around 70% subsidence cases are caused by tree roots drawing moisture from the soil. In some more serious situations, underpinning may be necessary. A surveyor will be able to recommend who to speak to about the best course of action, when it comes to tree removal.

Asbestos roof tiles

A friend's builder stated there may be asbestos roof gutters present in the home I am buying. What is asbestos and can it be removed?

Asbestos is a noxious fibrous mineral. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) are often building materials for example toilet cistern. Its use is widespread, for example - as it has characteristic heat resistance qualities and it may be found in textured coatings. Technically all forms are ultimately pernicious and might lead to lung cancer following prolonged exposure.

If discovered, one must be careful never to break asbestos and expert advice should be sought without delay. Never endeavour to handle it yourself. Surveyors cannot test for asbestos on a Kinver home survey. Your Kinver surveyor should report on suspected asbestos and should recommend professional testing.

Traditionally built property

We are purchasing an old barn conversion. What should be budgeted for regular maintenance?

Vernacular, or traditional, architecture can create difficulties for an owner. Kinver homes built with traditional or "vernacular" techniques can be expensive to repair. It is often the case that expert knowledge is necessary. Traditional building materials may also need to be sourced. If you plan to make alterations to a period building, discuss options with your building surveyor for further advice. Built between 1562 and 1562, 19-20 High Stret is an example of a traditional town house in Kinver.
