Home Buyers Survey in Lanchester

HomeBuyer Report

Is it best to choose a HomeBuyer Report, Full Structural Survey or Building Survey on a house in Lanchester and which is the cheapest?

The Full Structural Survey has changed its name to a Building Survey and is basically the same the same survey.

If the Lanchester property is a flat, or is 100 or more years old, or has been substantially modified, or is of non standard construction (i.e. not made of bricks), RICS advise a cheaper HomeBuyer Report.

If you intend to make substantial modifications, it would be better that you go for a Building Survey. The Building Survey is not as cheap but it does provide you with an in-depth analysis of the Lanchester property's condition as well as advice on defects , repairs and maintenance options .

Wall cracks caused by subsidence

The vendor mentioned subsidence might be a problem affecting the house. What subsidence issues does the Property Surveyor report on?

Movement of a house on a structural level is called subsidence.

There are several frequently-occurring causes of subsidence. One such issue is that soil on ground which slopes downward is not as stable as that sitting flat. In very wet or flooded conditions, the soil layer may become unstable and start to slip downhill. In some cases, the presence of organic material, which then rots or breaks down, can also destabilise all or part of a foundation. This causes the subsoil to be compacted as its volume is reduced, by the sheer weight and pressure of the building above.

Learning the cause of any subsidence should be the first priority. The removal of trees may make the problem worse, however, so professional advice should be sought. Even with professional help, a definite diagnosis can take months.

Damaged Render

What will the Lanchester Surveyor examine on a stipple rendered (stucco) home in Lanchester that I am thinking of purchasing.

Stucco (sometimes called pargetting) is in fact a specific type of render. Typically stucco is layered over brick hardens to a smooth stone like surface. Stucco render is highly attractive and is found on Victorian and Regency properties. it can be prone to defect and Lanchester surveyors commonly discover potentially expensive to remedy problems for example, when movement of the underlying wall causes cracking of the surface. Other issues could result from the supporting heavy loads such as cracking under the eaves. Re-coating Stucco problems may be dear as the skills are becoming more difficult to find.
