RICS Level 2 Survey

Should I opt for a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey for a home in Litherland and which one is cheaper?

The Full Structural Survey is now called a RICS Level 3 Survey and is basically the same the same.

If the Litherland property is a flat, or is an older property, or has been extended or modified, or is of non standard construction (i.e. not brick and tile), RICS advise a cheaper RICS Level 2 Survey.

If you are thinking about whether to do any alterations on the property, RICS recommend you book a RICS Level 3 Survey. This survey is not as cheap however it will provide you with comprehensive details of the Litherland property's general condition and it includes advice on defects , repairs and maintenance options .

Window frame

For a RICS Level 2 Survey on a Litherland home, what will 'E5 - Windows' cover?

The RICS Level 2 Survey is intended to be easy to read and understand, and avoid potentially unfamiliar technical language. Green, orange and red ratings are an indication of how serious the issues which the surveyor has discovered actually are.

One example issue could be any broken glass windows. Where practicable, all windows are to be opened and closed, but not forced open, and vulnerable areas closely examined. The surveyor should make notes and advise the client whether it is possible to operate the window transoms/openings satisfactorily.

Asbestos roof tiles

The estate agent stated there might be asbestos pipe lagging in existence at the house. What is asbestos?

Asbestos is a carcinogenic substance of several naturally occurring materials. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) may be in building materials for example vinyl flooring.

Asbestos was commonly used as it has a range of useful characteristic including tensile strength properties, it may be found in asbestos blocks. It is mainly found in the US. Technically all forms including Chrysotile are carcinogenic and can lead to lung cancer or fibrosis following prolonged exposure. In fact breathing in a one fibre will not kill you.

If discovered, one must be careful however, never to disturb it and professional advice must be taken urgently. Professional removal of it can be expensive must always be completed by trained experts.

Surveyors do not tell you whether there is asbestos as part of the survey. Your surveyor will report on suspected asbestos and will suggest further investigation.

Timber damage by insect larvae

Will insects affect the purchase price of a Litherland building - Do we need a chartered surveyor?

Buyers should know that is not a requirement that the vendor to mention a pest issue. Pests quite literally come in all shapes and sizes, and can be more difficult to treat than many buyers realise. It is vital that buyers consider this oft-overlooked aspect when making an offer.

Signs may not be evident for weeks or months. For example, cockroaches are nocturnal, and challenging to eradicate. Species common to the UK, such as the German Cockroach, are small, and breed rapidly in moist conditions. This makes them both hard to spot, and to treat successfully. Treatment for bug or other pest issues may include use of poison.
