Wall cracks caused by subsidence

The vendor has said subsidence might be a concern. What subsidence-related defects will my house survey look into?

Subsidence is movement in a home's foundations. In most cases, subsidence can be put right. Heave is less common, and is caused by the death or removal of a large shrub or tree and its roots cease absorbing moisture from the ground.

Subsidence is the result of a number of common issues. For example, water leaking from a broken drainage will wash soil away from the foundations. This reduces the volume of the subsoil, allowing the weight of the property to distort the supporting ground. Inside the property, keep an eye out for fresh cracks in brick or plaster.

The root cause of any subsidence must be found before repairs can commence.Repairing leaking drains, water mains or broken downpipes, which are the cause of the subsidence, should be all that is needed to stabilise the home. Underpinning could be the only option in some cases, unfortunately. As an alternative to underpinning, piling, or mini-piling, uses concrete or steel poles that are driven down into more stable soil, to stop further movement. Damaged but non-structural elements should be filled and re-weatherproofed. A surveyor will be able to recommend who to speak to about the best course of action, to remedy both the causes of the subsidence and the resulting damage to the property itself.

What sort of issues will a Surveyor take into account on a stipple rendered (stucco) regency house in Liversedge that I wish to buy.

Stucco is actually just a kind of smooth render. Typically it is layered over brick that sets to a smooth surface that is sometimes scored to resemble stone.
